I’ve seen one other use of “hybrid” besides the combo units and that’s for top loaders that act more like a front loader. This unit clearly doesn’t have that either.
It’s a 3BR 1.5 bath with private outdoor space. The October 2005 sale was the previous market peak for this area. This would be a great deal if it were located in say, Lincoln Park. This is not a screamin’ deal by any stretch. It’s an OK deal.

It appears to be in Blaine (just) over Ravenswood, which should help. So many things against it though. It’s ugly, 1.5 bath (ie 1 tight tiny bath up for everyone to get ready in the morning), not much living space.
It’s maybe a deal in that it is a small 3BR, where most 3BRs in the area would have more space and cost a lot more.
Why move to East Chicago or Gary, when you can bring that aesthetic to the north side of Chicago?

There’s an above average (for the Northside) amount of tagging in he area that is presumed to relate to LVHS. So, kinda.
They’ll get close to ask eventually. If you have two kids who can’t share a room for whatever reason, this place is as affordable as any in the area. Not inspiring, but workable.
On a howmuchamonth basis, $425k at 4% is the same as $340k at 6%.
In other words, the increase in the “value” is a direct match to the decreased rates.
Think it’s a pretty good rental at ~$2600/month, and would have been in ’05, too.
So $410K for the most recent sale comp that shows better (70s kitsch and all. Gawd, I too had a fishnet in my bedroom to store all of my stuffed animals. Love). Seems like you are confirming this is an OK deal, in line with other recent sales and that the bulk of your neighbors are likely to be similarly situated in terms of finances. It’s not a screaming deal and it will likely increase in value at a much slower rate than other nearby properties due to some of the design elements.

Is it a not-so-great HS? I get the traffic issue, but otherwise I’d see close proximity to school as a plus (assuming you have or will someday have or hope to have a kid attending the school). I’ve lived directly across from Parker (bumper to bumper on Webster during drop off/pick up), and currently live about 4-5 blocks from one of the two large public high schools in our little city (lots of school-related congestion), but haven’t noticed any shenanigans or litter impacts (certainly nothing like impacts produced by college and immediately post-college age populations).

It’s a CPS non-SEHS school. Certainly top 10, likely top 5 (or nearly), but still a CPS non-SEHS school, with something like 75% of the kids from outside the attendance area.
