This is considered Wrigleyville or Irving Park, not Lakeview right? Anyway, I think this location is pretty good. Close to the lake and the red line. The only thing that really sets this place back is the fact that if you’re on the main level, you either have to walk upstairs or downstairs to use the rest room, and the main bathroom is going to be shared by both bedrooms (unless someone wants to walk down 2 flights of stairs to take a shower). Other than that, it seems like a good price point. I bet it sells for $385K.
I wonder why people seem to think they need so much space. How would it be hard to raise a kid or two in this *crib*?

It is definitely W’ville, definitely Lakeview and definitely *not* Irving Park (which is entirely west of the river). Some might tar it with an Uptown brush, but wouldn’t be correct.

Wrigleyville is a section in Lakeview.
It’s not “hard” to raise a kid in here, it’s just not as desirable if better alternatives exist.

Thats a prop, its just a staging crib so potential buyers get the feel for where their baby will sleep. If that was a real crib the babies name would have been painted above it.

probably because the demographic buying shitty narrow townhomes in wrigleyville is the same that changes their entire wardrobe and clothing styles every time their newly 24 month leased BMW hits the 1 car garage and can’t stand to live in such squalor once they hit the jackpot and crap out a kid or two and want to move back to their homeland in the burbs where they grew up because they can’t afford daycare so the grandparents get to watch the kids

Probably before. If they closed it August, they probably had everything locked up in July 2007.
Heck, I closed on a place in August 2007. I paid less than the previous owner’s 2004 price from the developer, about 4%. I knew the market was going south, I just didn’t know it would be this bad.
I think sonies nailed it pretty good. Funny side note sonies the new Z4’s model is the 2.8i turbocharged 2.0 liter four cylinder replacing the current 3.0i’s inline six cylinder that actually has 3.0 liters of displacement.

To not be in a 2-unit association is completely worth $50k to me. Having 8 units would at least allow for a mediator if there were an issue.

The problem with this type of townhouse is that when you have young kids you really want all of the bedrooms on the same level.
When the kids are 10 or 12 or older, having the master bedroom on a different level is great.
Sorry, I just caught a mistake, the 2006 E90 was the 325 and 330. But, my point is most buyers do not know and it doesn’t make them a DB. That terms gets thrown out way too much….

Yep you are correct. Although it went from E55 as a 5.5liter blown 8 to an E63 with a 6.2 liter natural asp to a E63 with 5.5 liter blown 8 again. All for fuel economy. Welcome to a new era.

BMW hasn’t gone with strict engine displacement model designation for quite some time. I have a friend with a loss leader (no options) 1999 323i with a 2.5L engine.

There is a large, new condo/commercial bldg where the Mexican store was. Emerald City cafe is under the Sheridan El: Very good eats, but a bit pricy. There is a new Walgreens going in at Sheridan and Irving where the old service station was.
This is Sabrina’s favorite street for some reason.
More double lots on this street than anywhere in Lake View.

If it is in Greeley as the listing states then that is probably what’s hurting it the most (and is possibly part of why they are selling). I think $350k would probably get it done though. And it’s a personal peeve of mine when selective/magnet schools are included on listings.

I’ve seen gold coast listings with “walk to Latin” in the listing. That is even worse.
the whole place is probably 12′ wide by 49′ or 50′ long add in some stairs and you ahve some real unspacious living. The 1800 sqft is probably counting either garage or deck space too.
I hope the sound dampening between the walls is good and you don’t have loud neighbors, but that is probably another reason this place has sold so many times, because it sucks

We had a similar experience, buying a 2-bedroom condo in LP in mid-1997 for $205,000 and selling it in 2002 for $320,000. Those were the days! (It’s probably only worth $300,000 today).

They paid ~$550 for their next house, sold it for ~$850 in ’06, and don’t appear in Cook County as an owner again until 2010, when they paid $610 for a brick colonial in Evanston.
Found part of the gap–paid $885k in ’06 in Barrington (basically in Fox River Grove, whatever that is), sold that for $750k in ’09 (“agent owned”).
Fox River Grove = down at the heel Lake Barrington, but you’re near/on the Fox River (lower Fox, nowhere near the Chain), so it evens out.
I recently heard that Cary, one town over from Fox River Grove, has townhomes for sale in the $65k range.

It’s in Greeley. Have to go all the way down to Addison to be in Nettelhorst.
Is also proximity to Disney, though, so that’s almost certainly an option, too.
