Get a 3-Bedroom Townhouse in Old Town for $819,000: 253 W. Goethe
This 3-bedroom townhouse in Old Town Square at 253 W. Goethe in Old Town came on the market, originally, in July 2019.
Built in 2001, Old Town Square has 59 units and includes a landscaped gated courtyard.
This townhouse fronts Goethe but has a 1-car attached garage in the courtyard which also has 1 car outside parking.
It has hardwood floors on the main level which includes a living and dining room combination, the kitchen and a powder room.
The listing says the kitchen is “updated.” It has wood cabinets, what looks like stone counter tops and stainless steel appliances.
It doesn’t have an island or breakfast bar but there is room for a table with 2 chairs.
The second level has the primary suite, which is en suite, as well as the second bedroom, a den and another full bath.
The third bedroom is in the lower level, which also has a family room, a full bath, storage and the laundry room.
If you’re looking for outdoor space, this townhouse has three options, including a brick patio off the kitchen, a balcony off the primary suite which overlooks the landscaped courtyard, and a private rooftop deck with city views.
The listing says the townhouse has new A/C, furnace and roof.
It is in a prime area if you want to peruse the shops and restaurants on Wells in Old Town as well as those in the Gold Coast.
Originally listed in July 2019 for $959,000, it has been on and off the market and has now been reduced $140,000 to $819,000.
Is this a deal?

This has always seemed like an idyllic little strip of homes on a quiet street but close to downtown and just steps from Wells Street shopping and dining. The area just a couple blocks west by the Jewel can be pretty dicey however. I assume that being a dead end street helps keep the rif raf from that area out.
“being a dead end street”
???
Goethe goes straight thru to Sedgwick. Yes, it is a one-way heading west, but that’s not a dead end. The units on Scott (to the south) are on a dead end, and there’s a fence that slows down cut throughs.
It’s really weird that it claims to have been built in 2001. The first deed for 253 W Goethe (from the Developer) is from 1998. $316k.
Most of this (and west of the El) is where the Oscar Meyer plant had been–had a skyway over the el. Good pic here:

Not 2400sf
Layout of the space is really poor
LOL on the price reductions.

Those 60K assessed values back in the day…. good deal for the owners I guess.
On and off market for a couple years? Seller is a clown no thanks.
I’ve walked around this area several times recently, as it’s about a mile west of my condo on Michigan Avenue. It’s amazing how different the feel is from a few blocks east. The neighborhood seems quite empty, with lots of vacant areas and the nearby shell of the Cabrini townhomes, many of which have been abandoned.
So yes, you’re near the Gold Coast and Old Town geographically, but it feels like much farther. You’re a half a block east of public housing that doesn’t appear to be going anywhere. If you’re a parent, are you comfortable with your kids exploring the neighborhood? Not sure I’d be.
These homes were built 20 years ago when the area was far more sketchy, but it hasn’t come as far in two decades as maybe some thought it would. It’s a big gamble to spend $800,000 to find out if it improves.
“ Goethe goes straight thru to Sedgwick. ”
Agree, I was looking at the map wrong.
It’s a shame, but Sedgwick has been sleazy south of North Ave. as long as I can remember, going back to the 1970’s. Even as many of the nearby streets improve, Sedgwick doesn’t seem to be more friendly. No really interesting retail, and still vaguely feels dangerous, though I’ve walked it now and then recently without a problem.
Way too close to Evergreen housing – I couldn’t see dropping 800K+ and being that close to such a crime ridden place.
