Get a 3-Bedroom Victorian in Andersonville for Under $500K: 1736 W. Berwyn

This 3-bedroom vintage Victorian at 1736 W. Berwyn in Andersonville just came on the market (so I don’t yet have a picture).

It is listed as a short sale for $106,000 under the 2006 purchase price of $605,000- at $499,000.

Built in 1891 on a 26×124 lot, it has some of its vintage features intact including a formal dining room with a coffered ceiling, built-ins and french doors.

There are hardwood floors throughout the first floor.

The kitchen has maple cabinets and a stainless steel refrigerator but a white stove.

The house has the preferred layout with all 3 bedrooms on the second floor along with a bath.

There is a family room in the lower level along with the laundry room and a full bath.

Homedelete will be pleased to know there appears to be a half bath on the main level.

The house has central air and a 2-car garage.

Is this a deal?

Randie Shapiro at Koenig & Strey Real Living has the listing. See the pictures here.

  1. Appears to have been 100% financed (2d are always dicey to assume. 80/20) at closing, with a $80k mortgage from Mar-08 (which may have been a reduction of the original 2d, or may not).

But, likely short, after transaction costs, on the 1st alone, at ask.

Nah, any over 80% second lien lender from 05-08 *has* to know that their asset is basically worthless. Doesn’t much matter if it’s $5k or $500k–still ain’t getting a dime.

  5. 2nd lien holders can & have scuttled short sales before. the option to stop a transaction is not worthless at all. can be worth a bit to be bribed to walk away.

  8. But wasn’t Andersonville just puffing out it’s chest because it was the few areas that had SFH’s appreciating in value?
