Get a 3-Bedroom Vintage Gold Coast Duplex for $495,000: 1120 N. Lake Shore Drive

This 3-bedroom duplex up in 1120 N. Lake Shore Drive came on the market in May 2021.

1120 N. Lake Shore Drive was built in 1924-25 by Robert S. De Golyer.

According to Chicago Apartments: A Century of Lakefront Luxury, it was Chicago’s tallest co-op at the time it was completed in 1925, at 18 stories.

The upper floors have duplexes.

Originally planned to have 58 apartments, the book says there are 40 apartments today. It also remains a co-op today.

It’s a full service building with a 24-hour doorman, live-in engineer, on-site property manager, dog washing station, fully equipped gym and courtyard with outdoor grilling area to be designed this fall.

Dogs and cats are allowed.

There’s no parking with the building but it’s apparently available in the neighborhood.

The listing says this unit is a “designer’s dream blank slate” and it “feels like a house inside a fine Gold Coast pre-war co-op building.”

The main level has the living room, kitchen, a powder room and a dining room turned into a library.

There is a wall of bookcases, some double deep, in the north facing living room. It also has a vented gas log fireplace and hardwood floors.

Adjoining the living room is the library, which used to be the dining room, with its built-in bookcases. The listing says it can be converted back to a dining room.

The kitchen has white cabinets, stainless steel appliances, what looks like wood countertops and 2 south facing window seats.

The second floor has all three bedrooms and two bathrooms.

The listing says a washer/dryer can be installed in the unit. It doesn’t have central air, but just window units. There’s no garage with the building but it’s available to rent in the neighborhood.

Originally listed in May 2021 at $635,000, it has been reduced $140,000 to $495,000.

Is this a deal?

Monique Crossan at Berkshire Hathaway HomeServices has the listing. See the pictures and floor plan here.

  1. Really digging the green ceiling in the kitchen

Don’t think the finishes appeal to many younger than Sabrina (though they look well done) and would greatly benefit from some decluttering.

The only spot to eat is the 2 seater bar top

Finding a buyer for this is going to be like finding a needle in a haystack

    Sabrina is McD’s CEO lying?

There’s a general sense out there that our city is in crisis,” he said. “The truth is, it’s more difficult today for me to convince (a McDonald’s executive) to relocate to Chicago from one of our other offices than it was just a few years ago. It’s more difficult for me to recruit a new employee to McDonald’s to join us in Chicago than it was in the past.”

I don’t know. Perhaps there’s some truth to that, or perhaps they’re looking to get something from the city or the state. I realize that I’m not living there with all that entails (having a home, paying taxes, educating kids, etc.), but on working visits over this summer (and last Thanksgiving and summer), it hasn’t felt like a place in crisis to me (at least not around the Loop, M. Park, Gold Coast, LP and such). I went into the office in Denver yesterday, and I would say that the downtown area there is bordering on a crisis.

Doesn’t EVERY big city right now Russ? Look at the terrible PR for SF and LA? Also NY?

I guess maybe Miami is one of the few that doesn’t have the issue even though its crime is bad too.

No. We have had terrible press. We have a governor candidate literally calling the city a “hellhole” every few weeks. I have said that crime is up and I’m very careful where I go and what I take when I go there. It is, however, better than last year at this time. The tourists have returned. More people are on the streets. That has helped. The retail theft task force is actually working as the “wildings” on the Mag Mile have slowed considerably due to arrests. The car jacking task force has also made some gains but still too much of it.

This is a real issue for the Mayor. Honestly, the people on Twitter were better at marketing the city after Bailey’s first hellhole comment (posting pictures of the “hell” around the city, which was non-existent) than what city hall does.

  8. I love duplexes. This one is rather small but that makes it liveable. Where would you put in the w/d?

Buyers don’t want to do anything unless they get it for the “right” price.

  9. It’s a lovely unit in a handsome vintage building, but those taxes and HOA are huge drawbacks. Also, living on LSD but not having a lake view, which kind of defeats the purpose.

  10. Having said that, the low list price does make up for some of the disadvantages. A Gold Coast vintage duplex 3-bedroom at under $500,000 sounds like a deal, if you can accept lack of a lake view, lack of parking, the need to install W/D or use coin laundry, lack of any outdoor space, lack of WBFP, high HOA, etc. Lots of negatives.

  11. The problem is the city is being defined by gang violence that in reality doesn’t affect most people. By in large, Chicago is one of the most beautiful and well maintained cities in the world. It has so much to offer – two top universities, world class museums, a beautiful lakefront, parks, festivals, useable and practical public transit, reasonable cost of living, diverse business & industry, etc….

Most of the violence is contained with south and west sides, but is presented in media like the GDs and BDs are regularly shooting it out on Michigan Ave. Yes, it can occur but that is not the norm and it is misleading to present it as such. Then you get the far left politicians catering to the woke crowd… This city needs some good political leadership. Lightfoot is a disaster.

“Illinois purge law” was trending on Google for the past week as one of the top 10 searches. Also was a top trend on TikTok, Twitter and Facebook.

The purge thing is related to the changes in cash bail which certainly is a pretty far left concept.

More fear then? It’s so dumb. I ran across one or two of these “fake” scaremongering lists about the bail on Facebook and immediately debunked them all.

    Sigh.

Yep. Made it onto Fox News and all the far right national newspapers and international papers like the Daily Mail.

They LOVE seeing some guy who doesn’t live in Chicago calling it a hellhole. Sound familiar? Yeah- Trump did it too. Seems he didn’t “fix it in a week” now did he?

For those out of state, maybe you don’t know that Bailey has now moved into the Hancock so he can better witness the “hell” up close.

    It’s laughable.

  19. And before you all say “but you talk about being careful and watching where you are” so the city MUST be hell, a woman was just mugged at 2:00 pm in the afternoon last week in downtown Elmhurst. Is it hell there too?

  20. “Most of the violence is contained with south and west sides, but is presented in media like the GDs and BDs are regularly shooting it out on Michigan Ave.”

No Russ. I disagree with this. The difference in 2022 versus 2016 when Trump was complaining about it being hell and calling in the national guard, is that the “crimes” have come for the entire city (not necessarily the violence, but there is still some of that.) The young chef who was shot for his phone was in Lincoln Park. The woman just last week who was mugged walking down the street during the afternoon of her phone was in Lakeview. The carjackings have been in Bucktown, Logan Square, West Loop. A chef was just stabbed to death for his phone in the Loop.

This is why the “PR” is bad now. Crimes, some with violence, or at least at gunpoint, have entered into every neighborhood now.

  23. Russ–seriously–what are the “far left progressive politics”?

    Abortion?
    Sex Ed?
    CRT?
Cops shouldn’t shoot people and absolved?
    Increased minimum wage?

Or is it all summarized as “Kim Foxx’s misapplication of prosecutorial discretion”? If so, call out the one politician responsible.

  24. “Proft claimed it was (counting on people not knowing exactly where the hell Lake View is), but it was not.”

Does it matter that it was North Center????

    Really????

It was at 3 pm in the afternoon. I have walked on that block on 3 pm on a nice late summer afternoon before.

It’s NOT “fake news.” And it follows the pattern that has been happening for the last year. It doesn’t matter where you are or what you are doing. They drive down the street, stop the car, get out with guns and mug you. THIS is what has everyone so upset in the city. It’s random and there is no way to “protect” yourself from it. For women, especially. We have been taught that as long as we’re not out on the streets alone at 2 am, we can be safe. 3 pm in North Center is supposed to be “safe.”

  25. “It doesn’t do what the scaremongers says it does.”

Agreed. This is what I debunked on the various Facebook posts. No one argued with me about it, by the way. Because it doesn’t do what they think it does.

It’s SO stupid. But this is the stupid propaganda and fear mongering will be like until Jan 1 when it goes into effect.

I agree even though I disagree with the policy change. However, stuff like this along with violence exaggerations is what makes the headlines and it’s time for politicians to be a little more careful.

Jeez. It will take a thousand social media/SEO/PR technicians working 24 hours a day at the best PR firm in the world to counter those sorts of online statements if being made by someone who actually likes the place. I guess I count myself lucky to have not experienced the hellscape you describe on numerous visits over the past year or so.

So crime/violence is acceptable if its contained in the poor and minority hoods?

The concept is solid enough, but they needed (and will probably get their shit together to amend) the law to presume that someone with an illegal gun, or using a legal gun in a crime, is a danger.

what are the “far left progressive politics” that are “tarnish[ing] the city”?

  32. Anon,

Lightfoot, AG, City Council, Governor, Police Chief, Local politicians… I can’t sit here all day listing out every crazed thing these folks do that make us a laughing stock. Corruption, lax crime enforcement, sanctuary cities, drag queen story time, homeless encampments, unions, CRT, covid responses, etc….

My point is that Chicago has a lot to offer and is arguably the best major city in the country imho. Yet all a lot of people see or think of when they hear Chicago at this point is Lil Durk and O’Block terrorizing the city or think they will get caught in shoot outs on Michigan Ave. We are letting political clowns represent the city.

We are allowing the worst parts of Chicago to define the city nationally which is why I said we need a PR firm and some serious marketing. People don’t see the good parts…. the parks, the lakefront, festivals, low cost of living, universities, museums, food, diverse industries from BigLaw to Finance to f500 to Consulting to Tech. Chicago is hands down the best city in the country imho across the board. We may not be the best in one particular area, but when you look at all those other things, I think most cities don’t offer as much.

Not listening to CEOs who are trying to communicate some of the issues whether politicians agree with them or not ideologically is a mistake.

Sounds a lot like Darren Bailey’s campaign message.

And citing CRT? Really? Who, exactly, in a government position in/affecting Chicago, is pushing that?

  34. “Corruption, lax crime enforcement, sanctuary cities, drag queen story time, homeless encampments, unions, CRT, covid responses, etc….”

Seeing as most of this list isn’t actually happening IN Chicago, I’m assuming Russ doesn’t live here????

I don’t get it. You literally could apply this entire list to most of the Chicago suburbs as well. Basically Russ doesn’t “like” the policies of the major cities and their metro areas. He prefers to live in the rural areas which, actually, are poorer and have just as many social problems such as drug overdoses and homelessness.

Really, people in the big cities actually KNOW what the problems are and it’s not “drag queen storytime.” My god.

  35. “So crime/violence is acceptable if its contained in the poor and minority hoods?”

Nope. It is never acceptable. But if you’re talking about “perception” as Russ is and claiming, as Russ did, that the crime issue is overblown because the violence is in locations where tourists will never go, then you have to discuss how someone was just shot a block or two north of Wrigley Field last night at 7:30 pm on a driveby. We are lucky no one else was hurt. Prayers to that victim.

But Russ is wrong to say it’s all just bad PR. It’s not.

He’s got his head in the sand if he truly believes that. The violence is citywide.

I’m glad you for you anonny. But you are naive. Those of us who live here have a different experience.

And I have not called it a “hellscape.” Bailey’s fearmongering is laughable. But the violence is up and it is random all over the city now.

  37. Russ repeating Darren Bailey’s campaign talking points are *part of the problem*.

Some of them are old and continuing problems.
Some of them are current bona fide problems.
Some of them are current, but exaggerated, problems.
Some of them are culture war bullshit, and somewhere between minor and non-existent.

Mushing it all together and blaming “far left progressive politics” and “catering to the woke crowd” for *everything* is 100% the Bailey playbook, and of a piece with calling Chicago a Hellhole. THAT is tarnishing the city.

  39. Ok so lets get back the unit. No central air? No W/D. Why? OK they can’t change the parking. But the others seem logical things to have added when they were working on the space. Get all the dusty things done before you buy the couches. I agree there is a very limited market for a unit like this. But it only takes one.
