Built in 1957, the unit has North and East views which means you get city (but no downtown views) and the lake.
The listing says it has 100 feet of floor to ceiling windows facing the lake.
This unit was originally 2 units but has been combined.
That’s why there are 2 master suites and 4 bathrooms. It also has an office and an exercise room in 2500 square feet.
The kitchen also apparently has 2 refrigerators and 2 dishwashers.
The unit does have a washer/dryer in the unit and it does have central air. Parking is leased in the building.
This is a full service building with a doorman and a pool.
Given the square footage, location and views, is this a good candidate for the buyer who is trading in the suburban single family home for city living?

Feel sorry for the movers when this place eventually sells. I can’t believe how much furniture they have squeezed into here.
This place has some really amazing features (the dining room – love), but then appears quite outdated in others – I’m thinking that they either never got around to updating one of the units, or just didn’t use enough of it to care.
If those people are interested in unloading any of that furniture, I’ll be interested.
I see two chaise lounge type sofas exactly like one I owned and loved until it wore out and had to go. These are even the same color. I can’t find this exact style for sale anywhere on earth- and every other chaise I see is graceless compared. So if they want to part with one or both, I’m on.
Not the optimal views (and that so-called 100 ft of lake view seems a bit obstructed), but this place has some potential. If it can close at around $650k, this place could be very attractive. I’d happily raise (up to) two kids there (especially if they were in at Latin/Parker). That “exercise room” would make a fine play/art/rumpus room for growing kids. Assessments are on par with what 2500 sq ft. would run you over at 2500 N. Lakeview (see my discussion of combining units there), or pretty much any other (condo) building on the park (the unrenovated 2700 sq ft 4 bed currently available at 2100 LPW would be lower). And, unlike the Mies at Lakeview/Fullerton, this unit has a w/d.
There are so many paintings on the walls that I cannot determine what I think about the rooms themselves. This place needs to be de-cluttered to sell.

the paint job is terrible but can be easily mended. Nice bathrooms though.
What does it take to sell this place? 20 gallons of paint and a decent sized storage unit.
Nice place and I love the location. I don’t think it’s too out of line on price,…..perhaps $675 gets it done.
Believe it or not there are plenty of people who can see past both clutter and paint colors. Shocking I know 🙂

and you can tell from the one picture they show of the lake that there is likely something due east that blocks part of that view.
A floor plan would be very helpful…or at least group pictures of the same room together. I kept trying to figure out whether I had seen the room before or not. Way too confusing!
The view of St Joseph’s ruins everything this place could have going for it.
The hospital won’t be there forever. I’m sure it will soon close just like every other neighborhood hospital.
The views suck. To advertise it as “100 feet of lake views” is such a joke that it ruins the whole listing for me. I wouldn’t trust the people trying to sell this place any more than I’d trust a used car salesman.
The thing that blocks the straight east view is likely 2800 N. Lake Shore. All the views in these two Mies buildings except the straight south ones are limited due to other buildings. I once looked at a south-facing condo here and was underwhelmed. The layouts are very boring, and the lobby, elevators, hallways did not seem like what you’d want if you were paying $700,000 for a condo.

I’m on the market for a 3+ bed, 2+ bath condo or coop along the lake. I’d love input from folks on which buildings to target. I’m thinking 2500 N Lakeview but also am eyeing the Mies building at 2400.
I’m looking to keep the monthly cost less than $3000 (though could go up to $4500 if it’s a great unit / building) and am willing to do major renovations before moving in. I’d likely live in the unit (with 2 kids) for 3-5 yrs, and then would potentially want to keep the unit as an investment property for 10-15 yrs, then have it later as a retirement home.
Other criteria:
-Parking (prefer owned but lease is fine)
-Elevator
-Ideally W/D but could let that one go
-Good building management / tenants
-Close to lake
Thoughts?

What does “along the lake” even mean?
Are you talking about the gold coast, streeterville, south loop, north side, far north side? Where?
There’s a lot of miles “long the lake.”
But since you mention 2500 N. Lakeview- it sounds like you are talking about Lincoln Park. And it sounds like you do NOT want vintage.
Your options will be limited if you want parking AND washer/dryer. I doubt you can keep it less than $3000 with the monthly assessments in many of those buildings.
