Get a 3-Bedroom with Parking in East Lincoln Park for Under $620,000: 2523 N. Burling

This 3-bedroom at 2523 N. Burling in East Lincoln Park came on the market in May 2024.

Built in 1896, this greystone has 4 units and outdoor parking.

The unit is the first floor unit with both front and back entrances. (Is that a garden unit?)

It has refinished hardwoods throughout and exposed brick accents.

The kitchen is a “culinary haven” with black and white cabinets, quartz counter tops, a brass-finished sink and stainless steel appliances.

There is a dining area.

The primary suite has a walk-in-closet and en suite bathroom.

This unit has the features buyers look for including central air, washer/dryer in the unit and one outdoor parking space included.

This building is near the shops and restaurants of central and east Lincoln Park, the Lincoln Park Zoo and the farmer’s market.

Listed in May 2024 for $650,000, it has been reduced to $619,000.

Is this a deal for a three bedroom with parking in this location?

Elizabeth Licata at Compass has the listing. See the pictures and floor plan here.

Or see it at the Open House on Saturday, June 15, from 1 to 3 pm.

  1. What appears to be the most recent sale upstairs (Apr-22, $675k):

    https://www.redfin.com/IL/Chicago/2523-N-Burling-St-60614/unit-2/home/13167509

This is ok, but it’s a basement, the 3d bedroom is tiny and also the laundry area, so is more a den/nursery than a proper bedroom, the primary bedroom is also the access to the parking, and has a clear galss door to the outside.

What’s with the (imo) 50’s era round HVAC vents?

  3. Wonderful location and garden, but it’s a very expensive basement. For sale in 2016, 2020 and 2024 — I don’t think residents have been happy living here.

  4. “ Garden level patio access thru the Mbr,”

The listing didn’t even include a photo of the large back patio — it must be useless.
The front patio off the foyer does look pleasant, however.

I guess it is larger than the 3d bedroom, but I don’t think of that as large.

You see enough of it through the back door. It’s not a “patio” so much as it is a protected (by the decks above) entryway.

    Wonder how well it drains.

  6. I’d be a bit sad walking past all the mansions on the block knowing that soon I will be descending into my damp basement-crib.

Was it Gourmet Kitchen and then Chef’s Kitchen or vice-versa?

  9. Nice place but at the end of the day, it is still a basement. Hard pass. Much better options imho for $625k.

I’d be really scared about flooding too.

  10. Is anyone else no longer able to see the sales history in Redfin? I first noticed this yesterday?

Was missing earlier, now it’s back.

speaking of…the prior listing has another back patio pic, looking out to the stairs. Pretty dire, IMO.

  12. $600,000 to live in a basement? Hard pass, though this is a beautiful block. I’d be interested in the upstairs units.
