This 4-bedroom single family home in BaseCamp SFH at 3646 N. Kenneth in Irving Park came on the market in November 2022. (Sorry, I don’t have a picture of this house but I DO have a picture of the Lincoln Park waterfall.)
If you recall, BaseCamp SFH was a development of 48 single family homes with a private park with prices beginning around $520,000 to $660,000. They were designed by Pappageorge Haymes Partners.

I like windows on all four sides as much as anyone, but shouldn’t these (or, some of these) been townhouses instead of fully separated?
I don’t care for the cabinet finishes, but it’s a nicer kitchen than we usually see at the price.
with 20% down, is ~$4,250/mo now. @3.5% was ~$3,200. after coming up with $125k.
at 28% front-end, that’s $182k HHI now, v. $137k last year.
at 36% soft back-end, that’s $142k now, v. $107k last year.
Top 20% HHI threshold for the metro area is about $130k.
They built the townhouses in River North prior to this so they wanted to do “affordable” SFHs in this location.
Many buyers do NOT want the shared walls. And yes, you get more light.
I LOVE what they did to the interiors and the brick back patio. The brick makes it feel more luxurious. Great color choices and they did some nice things like the shiplap in the bedroom, the wainscoting in one of the bedrooms, the herringbone pattern in the lower level, and the moldings in the basement.
All of those things take it to the next level, especially with new construction which can feel bland and cold.
Oh, and the wood beam which separates the rooms on the main level and provides definition. Kudos for that.
In this market, I have no idea on price. Inventory is still low and job market is still good but some buyers will be waiting on the sidelines with all the tech layoffs being announced. Chicago has a big tech industry so we’re bound to see impacts from it.
Also, today’s sellers are going to have to wait longer for a sale. They’ll have to be patient. It is SLOW out there.
This other Basecamp SFH sold in September for $610,000. But might have had a 5% rate instead of 7% as rates fell to 5% briefly in August.

Buyers love “new.” There are only 30 properties for sale in Irving Park between $500,000 and $700,000. None of the rest are newer construction.
the lot size on the sold property is 26×75. I’d assume all are similar. that’s small for a sfh but they managed to squeeze a lot in.
I just did a virtual drive down the street. It will look better when the trees mature, but why did the developer have to design each exterior to look so similar? It feels monotonous, like a modern Levittown.

The ones that are similar all make reasonable sense–I don’t get the SFH along Milwaukee, tho.

Like I’ve been saying, buyers will have to move down in price now. The person who was going to buy the $800,000 home, may now buy the $625,000 home to keep within the monthly payment parameters.
With inventory so low, there IS a buyer to buy it at $625,000. There were only 30 homes priced between $500k and $700k in this neighborhood.
This isn’t 2008 when there were thousands of properties in a single neighborhood on the market when sales fell off a cliff.
