  3. This area is nice and quiet and near downtown. I don’t really care for the surrounding area of Bridgeport though.

    Even if the construction issues have been resolved, I think the house is still overpriced.

  4. Would there be anyway for a inspector to find things like missing wall joists, floor joists, etc? Sounds like you need an x-ray of the house before you could even remotely be comforable.

  5. Nice house and you wouldn’t need to tear this down to find out whether its built to code. Thing is its competing with a 5br short sale that went for 770k back in 2005 now at 500k.

    I do love this house & have been following it tho.

  8. My wife and I have looked at Bridgeport Village over the years. Even if we ignore the alleged structural problems we decided we just couldn’t bring ourselves to live there. The view out the back of the homes on the south side of 33rd is of this lousy commercial area and the area is just this little bitty enclave. If they had only developed the entire area like they had originally planned. Also, the finishes are cheap throughout IMHO.

    i wouldn’t worry much about whole superfund issue. after all, Chicago is not only the city of Big Shoulders but the city of Big Hearts.

  15. The south fork of the Chicago river that flows through this development is called “bubbly creek” because until this day it still bubbles from decomposing animal waste dumped by the meat packing plants way back when.

    Wouldn’t have believed it if I hadn’t seen it with my own eyes. I was clued into this fact back when I was looking at this development in 2003.

  16. It runs along the west side of this development. The development never crossed west of the river as originally entailed because the developer went bust. There’s really old seemingly abandoned industrial across the river.

    There’s frequently talk about cleaning up Bubbly Creek but it never seems to go anywhere. At least with TARP coming online (phase 1 in 2015, phase 2 by 2029) and the MWRD decision to disinfect sewage the river will likely get better over time.

    For as bad as the yuppies desiring a pristine nature experience make it out to be it’s still far better than the Grand Cal River.

  17. Well, maybe if 0zzie II can make the Sox a consistent winner over the next few years, property values in “Cellville” will increase and the yuppies will abandon Lakeview for this new hip nabe because of course the Cubs’ effect on housing values didn’t quite turn out as planned…

    But Gary is kinda right about this location. Not a lot going on and certainly far from Bridgeports main throughfare of Halsted. “Boring area” by GZ standards but at least not dangerous.

    If the crib chatterati snub their nose at these houses in this location maybe I have a good shot of getting one on the cheap. Compared to a GZ hood this house (if structurally sound, heh) would cost what? 1.2?

  23. This may be smaller, but is 4 bed/3.5 bath as well and doesn’t have the stigma and construction issues of Bridgeport Village, is in Bridgeport, newer construction, and arguably is a better location for less. I’d rather it over this place, although neither are my taste.

    OK, I’m going to head this one off at the pass. Bridgeport is an enclave of long-time Chicagoans, that for years was surrounded and encircled by some of the toughest ghettos in America (i.e. Robert Taylor housing project, etc.). If Bridgeport residents ventured into the surrounding neighborhoods, they would be targeted for violence merely because of the color of their skin. Bridgeport people had to put up with people who held ignorant odious xenophobic views of them, even though they tried very hard to make integration possible (ie. De La Salle high school, etc.), but their efforts at enlightening their neighbors didn’t really work . Today, fortunately for the good folks of Bridgeport, most of the housing projects are gone, as is the danger and violence.

    There are a few loft buildings here that approximate some of the south loop condo buildings, but with less floors (typically 4-5 vs. 12+). They aren’t faring well valuation wise either. At all. Not sure which is doing worse, really. I am thinking possibly SL only because the inventory is that much more massive but it’s close.
