Having the MBr Open to the top floor is a WTF design decision
No Bathroom on the mail living floor
Doesnt appear to have any any private outdoor space
These residences are answering a question that was never asked
“Doesnt appear to have any any private outdoor space”
Balcony off the kitchen is “private.”
Deck off the 4th floor has the wall barriers in between units.
It’s also across from one of the largest “parks” in Lakeview. Lol. I know many people who go there every day. Great amenity during COVID.
“These residences are answering a question that was never asked”
“What to do with a vacant parcel on Clark Street, next to a gas station, in 1999”?
Pretty sure they answered that question.
Here is what appears to be original finishes, other than appliances:

Kids’ bedrooms are *tiny*.
If you think the finishes are “perfect”, it’s fine.

I was going with How to maximize the uselessness of sf.
“How to maximize the uselessness of sf.”
The angle is terrible; they should have done most of them square, and the end units extra large.
“The angle is terrible; they should have done most of them square, and the end units extra large.”
Agreed
It looks like a very poor attempt to generate some architectural interest.
At least they preserved this units prime view of the Gas station
What’s going on with the blinds in the MBr? Did they take a window out at some point?
Also hide the rat’s nest of cords
Certainly lots of unfortunate design aspects on this otherwise decent place. Return duct on the fireplace wall is a bummer (but I guess it distracts from the grotesque tv placement). The broker did a fairly good job on the listing, except for the criminal cord violations in pics 5 and 6. Also not sure about leaving pans and a colander on the stove and not shoveling the last bit of snow off the deck before shooting.
In addition to the negatives already pointed out, the 9 Ashland bus ends on Clark here and they idle before starting their trek south. You won’t really want to have windows open often.
Allow me to pile on: Beware of poltergeist. Run to the light Carol Anne
If this was not adjacent to a cemetery, how much more would they be asking? 10k? 20k?
“Having the MBr Open to the top floor is a WTF design decision”
Wonder why they did that but I’d imaging you can easily close up the openings in the wall in pic 16 to make it more private.
“If you think the finishes are “perfect”, it’s fine.”
What’s the alternative in this neighborhood for $620,000?
You’re certainly not getting 3 bedrooms for that, are you? And not 2 parking spaces.
I feel that the 2 car garage is a HUGE get. Nearly impossible to get with a townhouse, especially at this price point.
“Allow me to pile on: Beware of poltergeist. Run to the light Carol Anne”
There are people who walk the cemetery every day and love it. Lol.
“What’s the alternative in this neighborhood for $620,000?”
Jesus. Look in another neighborhood, or rent.
No one is entitled to live in the size house they want in the neighborhood they want, for the price they want to pay.
This is fine, for the price, if you like the finishes a lot. If you’re going to change a bunch of stuff to ‘suit your style’, it’s an overpay.
As far as a “value”, this 2-flat in the neighborhood is a winner, albeit a project:
https://www.redfin.com/IL/Chicago/1518-W-Cullom-Ave-60613/unit-2/home/13394237
I doubt I will ever buy another place (as a primary residence) that needs more than paint and a flooring refresh, but if those were my only two choices…I’d take the project.
“Look in another neighborhood, or rent.”
Huh?
This is in Blaine. Parents want to get their kids in Blaine. Duh.
There aren’t many options at this price point with 3 bedrooms. It’s either $1.5 million or $800,000 for a condo.
Like I said, it’s fine, if you like the finishes.
You seem to be saying that it’s fantastic in some way…almost hurt by calling it “fine”.
Do want to note for anyone considering specific school boundaries–while you can search by elem school in Redfin (and possibly others), they aren’t always right–Blaine’s area in RF is *way* bigger than reality. always double check on the CPS map, here:

Ashland condo isn’t three bedrooms, let alone four bedrooms like this townhouse. I used three bedrooms because that’s what a family will want.
The Irving Park condo unit is equivalent but no two car garage and $30,000 more.
Confirms what I was saying: that this is a good price for a family that wants to be in Blaine but can’t afford those higher price points for this neighborhood.
We looked at one of these a number of years ago. The number of stairs kinda blows you away with 5 levels. You have to go down 3 flights of stairs to do laundry. We were already not sold on the location (blah area, on a bus line, couldn’t decide if overlooking cemetary was good or creepy, etc) and all those stairs just killed it for us
@Bluestreak – Ha! I’m pretty sure that’s a 9 idling in pic 17
