No 36 on Clark at this location. And this unit is in the back of the complex so you aren’t on the main street.

Redfin flood overlay says no, and my observation agrees.
If there weer any flood history, they did a most excellent job of erasing it.
I think the issue is there is only the single access point–not even a too-small-for-egress window. Would be great storage space, with just a little effort, tho.

Flood map shows areas of the cemetary close to Montrose and along the eastern edge with flood issues.
Of course, sewer backup is a separate problem–but this place looks to have overhead, anyway.
The most depressing $725,000 unit I’ve seen pictured in a while. If you like natural light, don’t move here. The exterior was bad enough. I’m surprised to see the interior is even more unpleasant.
I think calling any of the spaces a 4th bedroom is a stretch… the 6′ wide loft with no door and overlooking the master bedroom? Nope. The french door room off the living room with no closet and only door to patio, not even a powder room on the same level? Nope. I guess the space on the bottom level is most feasible to wall off into a 4th BR. But as-is, only 3 true bedrooms, but 3 spaces for nice home office.

They called this a bonus room in the listing (listed as a den).
I’m sure the townhouse is called a 4-bedroom because it likely was called then when originally built so they just stick with it.
No doubt many buyers DO want 4 bedrooms and will feel like this is a bait and switch without a space that is clearly the fourth bedroom.

It’s completely devoid of reality to list the loft as the 4th bedroom. It is *clearly* the ground floor room that is the (potential) 4th.
Note that it will not suffer the typical ground floor townhouse bedroom slab floor issues, as there is the root cellar underneath.
This townhouse reduced to $710,000. A little birdie told me that there were multiple offers.
It’s now under contract.
This townhouse sold on Feb 20, 2024 for $716,000.
That was $6,000 above the reduced price of $710,000.
