At first glance, it looks like a steal! $350/sqft after you subtract parking. Finishes looks nice and I think they make up for the low floor and lack of a view. I think this should sell quickly.

It is correct according to the listing agent.
not sure I believe this is 1500 sq ft. The room measurements shown total slightly over 800, so that would mean almost half of the square footage is taken up by hallways, bathrooms & closets, which seems kind of high.
It does have an impressive front-row view of the Bloomingdales garage, however!
The listing for 1603 also shows 1500 sqft and that sold at 575 without parking.
2703 shows 1500 as well.
looks nice and nice finishes. but there is no way i would bay 500+ for a 2 bed in a high rise.
The views sink it for me. I can’t get past that. But maybe someone else could.
This building has a plastic surgery center in the building, perfect for the Joan Rivers types that live here. (I think it’s the offices of Chicago’s most prolific boob-man Dr. Leon Forrester Tcheupdjian “Dr. T.”, “Lipodoc™”. I’ve sampled much of his work over the years!)
At that price, I don’t want to sit in my livingroom and look into a parking garage. Bet owner bought during presales, and was disappointed ever since closing.

Considering it sold in 2000, 2002, 2005, 2006 and 2009 I don’t think so…..
The low floor units that face north in this building have dismal views. The high floors have wonderful views.

whats the difference if your looking into a parking garage, or an office building, or another persons dwelling?
I agree—I found that very surprising, particularly with a 2 BR unit in this area. More rapid turnover seems to be the case typically with 1 BR units, or with 2 BR’s where a baby comes along, but this building and location aren’t so likely for the young couple beginning a family.
My thoughts were: the view & limited light got depressing, or possibly the echo of screeching tires or lights flashing in the window were worse than expected? In answer to Groove, those are things you wouldn’t get with an office or residence across the street.
