Get a Lincoln Park 3-Bedroom Townhouse for Under $360,000: 1801 W. Diversey
We’ve chattered about some of the townhouses in this gated development at 1801 W. Diversey in Lincoln Park before.
This 3-bedroom unit, #4, has been on the market since January 2012.
It has two bedrooms on the second floor with a lofted third bedroom (or den) that has skylights.
The kitchen has white cabinets, granite counter tops and white appliances.
The townhouse was built in 1995 and has an attached garage and central air.
This property is listed $6,000 under the 2004 purchase price at $357,000.
Is this a deal for 1600 square feet in this location?

Traffic is horrific over there on Saturdays. Costco etc. Going westbound it can be backed up this far from Damen. How do you get to downtown from here for a commute?
I’ve seen at least 6 of these units up for sale so far in the last 3 months. The building is approaching 20 years old, so maybe a looming special? With assessments that low, I can’t imagine there’s a huge reserve built up.
If that was really “Lincoln Park” it would be sold. I would rather live in Rogers Park than at diversey and ashland.
This has about as much in common with Lincoln Park as Schiller Park does…
Diversey and Ashland is a fine spot to live. This is a lot worse than that.

The entire city lies within one of the 77 Comunity Areas–What *Community Area* is this, if not LP? Logan Square? North Center? NorthCostCo+?

There are town homes similar to these that are fee simple so no surprise the assessments are this low. These units might only share landscaping and other small cost items, the owners are then responsible for everything between party walls including the roof.
^^ technically speaking it is Lincoln Park, but the boundaries have been extending over the years so people can say they live in “lincoln park”. An outsider would see lincoln park and think this is a good neighborhood
Lathrop Homes are only a 3 minute walk down Diversey! 950 or so units, only 170 are currently occupied and the CHA has been ignoring the site for years with absolutely ZERO plans to change a damn thing. Great neighborhood!

The Community Area map was developed in the 1920s. No one posting here remembers a time that this location was not defined as “Lincoln Park” by that standard.
This argument is like the argument that Edison Park or Beverley or wherever isn’t “really” the city–it sure as hell is, notwithstanding all the argument that it’s “more like the suburbs”.

Lathrop is getting redeveolped I believe. More traffic to deal with for yuppies.
The assessment is pretty decent, we pay $165 a month for our town home which covers everything this listing mentions. We also have a pretty decent reserve and we’ve done some work over the last few years as well as paying for a couple of building issues that have arisen.
I like these homes with the exception of the split bedrooms. And without a basement I’d be concerned about storage, although the garage could provide some. I think there are better 3 bed places out there for less though.
If I wanted to live in something resembling a housing project I would’ve quit my job years ago and gotten set up with a place for free.
Off Diversey, no frontage, no yard, neighbors atop of neighbors, no direct sunlight, right along the railroad tracks and backed up to the Menards lumber yard?… whats not to like?

Elizabeth Kulaszewski must be some sort of professional power walker to call a 20 minute walk on Diversey easy.
We have friends who live in this development, and the location is not ideal (especially those of us who commute to the Loop) but the interiors are laid out pretty well. I wouldn’t want to be in one of the units up against the Metra tracks, but I’d consider the others… especially for one of the smaller 2(3)BR unit under $400k.

They haven’t been ignoring it (they’ve been consistently depopulating it) and they have a plan (to let a private developer have at it), so your two points I quoted were wrong.
I specifically avoided your comment on the neighborhood–I’m well establish as notafan–and don’t have anything nice to say about these townhomes in particular either. But I’m sure that the current owners in teh complex will be happy that you’d like two.

They’re also considered “downtown” to suburban people, many who consider anything with a Chicago proper address “downtown”.

Everyone is screaming this isn’t “Lincoln Park” and that it doesn’t have curb appeal. Do you realize that if it was in an ideal location in Lincoln Park and/or had curb appeal it would cost more? This is less than $360k!
Which would you rather have, living here for $357k or living in the Grand Boulevard house for $300k? I’m sure there would be FAR less complaining when you look at it like that…..

Regarding the property – it’s not THAT bad. Not everyone can manage the detached SFH and as pointed out earlier – you have lower assessments with a townhouse.
After the City gives Lathrop a makeover they can rebrand thus East Lathrop Village. Seriously, the traffic is horrific on Saturdays, but the location is fine. You can head east to LSD faster than you think via car, or bus to the brown line. Better yet, bike downtown.
To LSD there’s always Armitage and if you really heading down South LSD then you can shoot down Elston and pick up a better E / W street
