This building is in far west River North, along the Chicago River, but is north of Chicago Avenue so it’s technically the “near north side”. Shops, coffee shops and restaurants have been making their way west down Chicago Avenue over the last few years.

That’s the cheapest GE SS gas range–and GE (ahem, Haier) is right there with the cheapest of the cheap, at the entry point. Microwave matches only by way of being an entry-level GE SS model. The dishwasher is a step up, but is 7+ years old–meaning it’s old GE, not Haier-GE. Fridge is ok, and new.

There are J&A Cabinets businesses in Miami and Northern NJ–I doubt they used either. Probably J&K [not custom] Cabinetry.

Would you though? It faces south and there is no one on the north end. Those on the sides would have to be out on their balconies to see in.
I think those small windows up at the top of the wall facing east and west are really cool. I’ve never seen that before. You get multiple exposures with a little light coming in there without it being a full window and exposed to the other units.

Doesn’t appear to be but this is “normal” in lofts. The second bedroom is usually in the deeper part of the unit. This is why it had the 3/4th wall. I’m surprised they didn’t put in an internal window, though, once they put the ceiling on for the loft above.
I love the wood ceiling on the new lofted space though. It warms up the second bedroom a lot as there is a lot of concrete everywhere otherwise.
Buyers like new and these finishes are in trend. You could move from your new rental into this and not notice any difference. Good job renovator/flipper. It’s also staged beautifully and totally on trend with staging too.
It’s smart they mentioned the paint. It’s not cheap to paint a loft with 14 foot walls like this. If the entire apartment was repainted it was probably $5k to $7k, especially using more expensive Benjamin Moore paint.
Many sellers would see a benefit to simply painting their homes before putting them on the market because so many people don’t want to do this when they move in. They don’t have the $5k to do it. This is why they love new condos and/or homes.
I like it. I don’t know about the price though. Market inventory remains incredibly low but you still have to price correctly to get that sale.

I really dislike the maple upper cabinets, especially with the grey lowers. If they were white uppers I can see this being more on trend. I tried googling to see any other kitchen combos with maple and grey as a reference and couldn’t really find anything.

They took the tub out and put in a shower, but they appear to have also kept the old shower. They covered the old shower with a curtain. Although the shower appears to be quite large, they seem to have only installed one shower head. If you’re going to go shower-only, you should go all out with body sprays and 2 shower heads. Also, remove the old shower, ffs. If they were trying to turn it into a closet, then install a closet door with a light switch next to the closet instead of keeping the same shower light with the switch on the opposite side of the room.
The lofted space is cool and unique, but after looking at the primary bathroom, I would be very wary of the flipper.
It’s funny. I had that same dishwasher in my condo and it was 18 years old when I sold. It still worked, but I wasn’t asking a premium price on my condo.

Sound financial advice
In this building, you want to be facing east so you have a killer view of the skyline from your balcony. This unit is not worth the asking price. Loft area is a joke. Appliances are not up to snuff and the HOA is sky high. Also, the immediate area around the building is rather depressing.
I work in the office section of this building and love the vibe. I also love our views, but this unit faces an interior courtyard and has none. Too bad. East and west views are both killer from high floors.
The neighborhood doesn’t thrill me. North of here is almost all townhomes and apartments, with no interesting retail. No retail at all, actually, so nowhere to really walk to. The river walk is great, however, as you head south.
Chicago Avenue here is an eyesore, unfortunately, and the mostly boarded-up Cabrini Green townhomes are a huge impediment to this neighborhood being more attractive and lively. They cut a wide swath of dead space that can’t be walked or driven through, surrounded by big fences. Like a tear-down that never actually gets torn down. Police cars always seem to be hanging around, too.
I’ll add that because this building that the condo is in has retail and commercial elements, there are a lot of delivery trucks and numerous loading docks. It can get noisy and the streets are often crowded with trucks.
I agree with Nyet that the imemediate area is depressing, but if you go south of Chicago and east of the river it’s quite pleasant.
Also, someone posted another unit here with a view of the river. I’d take that in a second over the one featured. But I’d never want a unit with a non-windowed, half walled bedroom. Just not my taste.

It is…for the time being. Unfortunately that will all change when the casino goes in across the river. Appears to be a fire sale on units along that stretch of the river walk. So many for sale.

The first 3 riverfront buildings: 758, 720 & 700 Larrabee, appear to have 17 units currently for sale or pending. That’s the same as appear to have closed in the last 6 months, and about half the number of the prior 6 months. So it’s somewhere around 4-6 months of supply.
510 Erie and 600 Kingsbury both appear to have 2 currently for sale or pending. Both buildings appear to have sold 1 per month over the past year.

I have not gotten granular with the statistics, but there seems to be a high concentration of units for sale along that particular stretch relative to the rest of river north.
I feel for those owners who invested in a gem of a quieter stretch in river north with the river and green space. It is quite pleasant down there, as Dan mentioned.
But that entire will change significantly. You’d be crazy not to get out now with the casino coming.

If people truly believe that putting in a $1 billion complex with a big hotel, concert venue and a half dozen restaurants on the River is going to bring doom to the city, then I have a bridge in Brooklyn to sell you.
The Chicago River is on fire with development right now and will be the next 10 years. What are there, 5 major billion dollar developments going in both north and south? Or is it 6? Thousands of people are going to be living there, working there, eating out there and going to concerts there.
Why do people think that the buildings across the street, but also on the same river, are somehow going to be harmed when luxury apartments go in across the way?
I’m disappointed that the River North Association has blocked the walking bridge that was going to be built to go over. Obviously, you can still go up to Chicago and go over, but it would have been a lovely feature to walk over with just pedestrians and bikes and no cars.
The bigger thing to be worried about right now, isn’t the casino on the river. No. It’s the casino set to open this year in the middle of River North, right near the Red Line. I’m trying to stay optimistic, but that area is already somewhat of a mess when the city is busy and the hotels are full. But a 24/7 casino right there? Also worried about crime and whatever else will happen at 2 am.
I guess we’re about to find out.

The real “fire sales” are in the luxury buildings right now. If you want a unit in the Palmolive, plenty to choose from. Can get a great deal. Too much inventory over $1 million.

The Montgomery is…challenging. And even at that, 11 sales in the past six months, and 16 in the 6 months prior. So, about 6 months inventory there, too.

Last year I went along the river. Before the Casino showed up, it was a happy place. They had flowering meadows and rainbow skies, and rivers made of chocolate, where the children danced and laughed and played with gumdrop smiles.

Anyone who lives in Chicago knows that the locations near the Red Line are the worst with crime. But if you all think someone is going to do some crimes in Bally’s huge building and then drive down Chicago Avenue back into River North to “escape” then there’s nothing else I can say.
And where are they going to go that’s west? They need an “escape,” right? Where do they “escape” to after committing all those crimes at the Gary casinos? Or at the one in Rosemont?
And, by the way, JohnnyU doesn’t live in Chicago and hasn’t for decades. He doesn’t even know what River North looks like in 2023, or the river or the neighborhoods west of this location, let alone what the people who live there “think.” And it will be nearly impossible to get from one big River development to another quickly. Doubt any criminals would try and run away to the other river developments.
One of the big criticisms of putting the casino in this spot was that it will be difficult for employees to get to. No subway, no highway or Lake Shore Drive access. But that’s all a plus, really.
I do hope they put River boat stops in all these projects. There should be an extensive water taxi system in Chicago within the next decade.

But if you want to talk about how the temporary casino could be a disaster, then I’m all ears. Because that’s a much more tenuous location and is near dozens of hotels, nightclubs, bars etc and will be open 24/7. Bally’s says they will have the security covered. But will they?

A huge casino with restaurants, entertainment and concerts with a hotel attached along the river with no subway or other public transit options is a different beast than one within 3 blocks of about a dozen hotels, bars, nightclubs and the Red Line stop.
I do think the temporary casino will kill it though. I think Bally’s will do a beautiful build-out and it will become a destination. There is really nothing else to do in River North past 10 pm. Why not go to the casino? If the Rockford casino is seeing record revenue, imagine what one right off the Mag Mile near all those hotels will do? It will be even better for revenue than the dispensaries.
But I really wish it wasn’t going to be open 24/7.

All the tour boats go right past their building, many with bands and partiers in the summer. I don’t think of the River as “tranquil.”
Again, there are 5 or 6 billion dollar developments going in along the river with two others near the casino development. All will have high rises, restaurants, etc.
If you don’t want to look at high rises across the river, then perhaps moving to Lakeshore East or somewhere else would make more sense? Lakeshore East, overlooking the interior park, is VERY tranquil. All these developments will raise the property prices in River North. They should be excited to be finally getting this development.
