This vintage 2-flat at 1943 W. Addison in North Center has been on and off the market since February 2007.

It recently returned to the market in November 2009 and has since been reduced by $29,100.

It is also now listed for $25,100 under its 2006 purchase price.

Built in 1908, theĀ 2-units are as follows:

  1. 2 bedrooms/1 bath: rented for $1250 a month
  2. 3 bedrooms/1 bath: rented for $1500 a month

Both units have separate utilities. There is also a 2-car garage.

It appears from the pictures that some vintage features are still intact.

The 2-flat is just minutes from the Addison Brown Line stop as well as the restaurants/shops of Roscoe Village and North Center.

Is this a good condo alternative for someone looking to live in one unit and rent out the other?

  2. is there something special 2 blocks north or are you just saying that you’d rather have this place on a side street instead of Addison.

    To that I’d agree, but I’d rather have 2 blocks south.

  3. I remember a two-flat like this 3 blocks to the north and just on the other side of Damen listing for $899,000 in 2003, a year before I moved out of the neighborhood.

    So if this is listed for $517,000 and it’s a stone’s throw away, hell, that’s like 50% off, sign me up. Who’s the listing agent on this?

    BTW cut down that skinny ugly tree in the middle of yard. During what decade did it become fashionable to plant those nasty skinny evergreens all over the city? I see them everywhere in the city on nasty dirty run down properties.

  7. What would it cost to convert this to a SF? $200K? More?

    I lived on Addison in the early 90s and it wasn’t too bad from a noise perspective, but game days were hellish traffic-wise.

  10. I helped a client buy a 3 flat for $50k cheaper than this recently, only 2 blocks away. You extra $1300 from the 3rd apt makes a huge difference.

    You were right with the 2 blocks. North side of Waveland to be in Bell; Patterson is Audubon.

    True, but … try to convince someone on the southside of 1900 Waveland that they live on the same block as this place. Block is a pretty flexible unit of measurement.
