This 3-bedroom in The Delta at 2762 N. Lincoln in Lincoln Park came on the market in April 2022.
Built in 1997, the Delta is a boutique elevator building with 18 units and a gated parking lot behind the building.
We last chattered about this building 11 years ago. At that time, many of you loved the neighborhood with the option to walk to cafes, bars and restaurants but you didn’t care for the architecture style of the building.

This unit is a top floor end unit with 11 foot ceilings.
The listing says it has “new windows, doors, HVAC, full gut rehab of both bathrooms, washer/dryer, gas fireplace, flooring, paint and lighting throughout.”
The kitchen has gray cabinets, granite counter tops, a backsplash and stainless steel appliances along with a peninsula that seats 2.
The primary bedroom is en suite and the bathroom has a double vanity with a separate walk-in-shower and tub.
There’s a walk-in-closet.
It has a private balcony which is not on Lincoln.
The unit has central air, washer/dryer in the unit and there’s a parking space included (it appears these are outdoor spaces).
Listed at $685,000, that’s $255,000 above the 2011 sales price of $430,000.
Will all the renovations, including 2 new bathrooms, pay off for this seller?

Looks like a flip, at 3% rates price is reasonable from a HMAM standpoint, not so much at 5
The developer seems to have put a surfeit of soffits in this place. Then, for some reason they installed track lighting instead of canned throughout the house. If I’m going to deal with so many soffits, at least give me canned lights to make up for it. I would rather just have lower ceilings that the soffits everywhere.
Think that this is my least favorite building on Lincoln at least up to Lawrence, and probably up to the similarly ridiculous one, with the blue ‘mansard’ 6th floor just south of Peterson.
It looks like it got lost on it’s way to a large apartment complex in the burbs somewhere/anywhere.
Some nicer kitchen cabinets and appliances would have made a pretty significant difference here.

Merely having the appliances match would have made a difference. all 4 of them are different styles.

No. The cabinets should go up to the ceiling. It would provide a lot more storage and look nicer in my opinion. I would have also started the cabinets higher up on the wall. It looks really closed in right now. Would you even be able to use a stand mixer on those counters or would have you have to keep the stand mixer on the peninsula?
The appliances look like they are at least 15 years old and belong in a rental or much cheaper condo. I think I had the same stove/microwave in my condo and I sold for half of what this place is asking. I also priced my place lower than units with updated kitchens.
I dislike almost everything about this kitchen, including the double basin sink with rental grade faucet. I’m sure a buyer will want to gut the kitchen. I didn’t update my kitchen because I figured the buyer could change it to what they wanted, so that’s probably what these sellers are doing. Not sure how well this place is priced. I’m not familiar with real estate for condos on Lincoln.
What do people think of the shower fixtures? I’m in the process of remodeling my primary bathroom and was going to do something similar with a rain showerhead and a separate sprayer. I have to decide very soon.
I was also considering adding a sprayer near the tub, but after seeing how it looks here, I think I’ll pass. I don’t like how the tub sprayer hose is inside the tub, so if you fill out the tub, that hose is going to float around in the tub. I could perhaps find a sprayer with a recessed hose. Not sure if that’s worth the cost.
I hate rain showerheads. I don’t like the way water always falls over my eyes. It is especially bad when shampooing. With traditional angled faucets, you can easily avoid your eyes and hair (shower cap not necessary) while still washing other parts. I’ve not really used a handheld sprayer beyond European hotels. Probably makes cleaning easier.
For a bathtub, I love my 70″ non-jetted Jacuzzi branded tub. The water stays so much warmer than any other cast iron or fiberglass tub I have ever had.
For this condo, I agree with what has already been said, ugly inside and outside. I would have kept the bathrooms and renoed the kitchen, which in what I did.

I have a 6 feet non-jetted tub sitting in my guest bedroom right now and just double checked that it’s acrylic. I hadn’t thought about water temperature being better with that. I was mostly concerned with finding a tub with a slope that I found comfortable.

You’re making me reconsider. I do like the rain showerheads at hotels. Now I’m thinking that I’ll have the rain showerhead hung in the center of the shower from the ceiling and then add a separate sprayer that will be hung more like a regular showerhead, but can detach for when I watch the dogs.

Have you used one of these before? The ones I have used in hotels never seemed to point in the right direction or have any water pressure. Although the Grohe handheld is surely better than whatever they have at Hotel Gernika.

Yes. This is a great idea jenny. Do both. Then you will have the option. You can enjoy the rainshower but when you don’t want it over your head, can switch to the separate sprayer.

Thanks @anon! Love Grohe. I had already picked out a Geotherm valve control. My condo had a horrible generic shower handle and when the cartridge broke, it was a nightmare to get fixed. This time, I am going with all Grohe. Love the modern look.
If you have the valve, then it’s (imo) a no brainer to have a rain shower and a separate sprayer. Like the one you linked to, mounted properly, it’s a more height-adjustable ‘normal’ shower head, and also a handheld.
Ah, one of the earlier buildings on Lincoln that clearly sent the message “we do not care how it looks on the outside as long as it has nouveau riche ‘amenities’ on the inside.”

Market definitely seemed like it’s fallen off a cliff when it was on the market, but not many reasonable 3 bedrooms up for sale. I was focused on moving it quickly vs. higher price.
I’ll miss Chicago, but glad it got sold before the recession
