    At least they didnt paint all the trim

    The kitchen is beyond horrible. Zero excuse not to have swapped out the countertop and replaced the mini-sink

    Not sure what the market is for a belowgrade MBR Also needs more shoes

    I hope the hall tree is still there

    Photographer needs to stop stretching photos

    Main floor tV looks dumb, should move it to the back room

    If this has been sitting since April, guessing that theres a lot of issues that the photo’s arent showing and that the current owner is leveraged to the teats

    Not on the unit they aren’t–free (2.25) money refi of under $300k in ’21. No 2d.

    It’s just too funky for most, at the ask.

  5. A buyer looking for a 3-bedroom in Lakeview would definitely look at this one near Southport and the one on Lakewood. Very different style and type of living, right?

    One is vintage and one is not. One on Lakewood is in a much bigger building. HOAs are higher for the penthouse, but not a deal breaker for someone looking in that price range, most likely.

    Will be interesting to see if the penthouse goes under contract immediately or not. I almost cribbed on that unit today instead of the Cornelia one.

    Well, the “market” is literally designing duplex downs with ALL the bedrooms on the lower level, many with basement windows. Many are selling for over a million dollars.

    I think the market has spoken.

    The primary suite is gorgeous and rare for a vintage unit.

  7. Does that 3-bedroom on Southport blow apart the bears view that Chicago real estate never appreciates?

    Sold for $546,000 in 2015 as new construction and listed for $699,000. Not terrible for Chicago in 8 years, if they get that price. Popular neighborhood though.

  8. There are 13 homes on the market right now in Lakeview with 3 bedrooms, 2 baths and priced between $600,000 and $700,000. I didn’t look for those with a parking space.

    18 homes with those criteria are currently under contract. Those units were the properties that were competition for this unit over the last 45 days. Several are townhomes. Most were larger than 1400 square feet.

    Aug-15 $546k + CPI = $697k
    Aug-15 $546k + C-S Condo (to Mar-23) = $699k

    So, it’s bang-on for average paired sales, which is lagging the long-term trend (CPI + 25-50 bp) in Chicago housing appreciation by a little bit–but with the change in rates, etc., if they get the ask, and keep up with inflation, it’s a solid price.

    The big bummer on it is that the rear deck and roof deck appear to only have access thru the primary bedroom–if there were other access (even via the common back stairwell, and a second exterior door), it would be a lot more appealing.

  13. On the other hand, if this were an upstairs unit that looked similar in the same building I’d probably give a thumbs up. I never want to live below-grade, even if it’s only part of the unit. Not everyone will agree with me, obviously. A basement is great for a rec room or a kids playroom. It’s not ideal for an MBR.

    We’ll see. Many properties selling really fast right now.

    If I don’t crib on something when it first comes on, it almost inevitably is under contract within 3 to 4 days.

    It sold in August 2023 for $680,000.
