Looks fantastic to me. If this is boring then post something that is exciting. Price – I have no idea. I’ve been out of Chicago for too long now but I will say that after closing costs, if the owner gets their ask, they are making less than 15% whereas in any other city, they’d be doubling their money.
A few years ago I looked at a couple units in this building – it seemed well maintained at that time. This location is nice – with Lake Shore Park across the street and a 5-minute walk to the lakefront.

and a nice 30k a year tax bill… ouch!

Interior is the same boring crap – White/Black/Grey, open concept, yadda, yadda, yadda
Also unless there’s a space not photographed; the 2800 is including the outdoor and likely the parking
I was in this unit years ago. Before this gut renovation, it had very high end finishes. The whole place was custom veneered paneling. Doors were flush and hidden and opened with push latches. The place was ridiculous and I would have to think that’s a lot of what the current owner paid for when they bought it. The new reno looks good, but its definitely not in the same league.

“30k a year tax bill”
Expected tax bill based on that ’12 purchase price should have been over $40k.
Dude has appealed almost every year–the AV has never been above $143,140–over 25% off his purchase price.
That’s extra tax burden place on everyone else.
Correct me if I’m wrong but I believe that the tax assessment is done for the building as a whole and then evenly apportioned based on square footage so the larger more expensive units get a tax break whereas the smaller cheaper units end up paying more.
Wee bit of a discount to ~ $2.2-2.3 and it will sell. Sweet view for the Air show & fireworks

That’s cheaper than any of the new buildings are charging, and it has views, and it has outdoor space as many of the new buildings do not, and it’s “new” finishes.

No. It means it’s very pretty on Pearson. There’s a park across the street. There’s trees. There’s a world class art museum. The tourists don’t ever really walk down that way yet you are just a few blocks from the Mag Mile. And there isn’t much noise because there are few cars driving that way, yet you aren’t on Lake Shore Drive either.
Pearson, in this location, is one of the gems of Streeterville.
Killer bachelor pad. I sure hope he isn’t tossing that away to get married!!
