We’ve chattered about this 3-bedroom at 221 E. Walton in the Gold Coast several times over the years.

Many of you have loved the 18 foot floor to ceiling windows overlooking the Lake and the private terrace with a hot tub with city views (imagine that in the summer!).

But it was always the price that bothered you. Listed at $1.399 million at that time, most of you thought it should sell between $1 million and $1.1 million.

If you recall, the unit has dentil and crown molding as well as custom built-ins.

2 of the three bedrooms are on the second floor with the third on the main level. From the floorplan, it appears that the master bedroom is the room open to the living room and that the second bedroom has been turned into a master bedroom closet.

The kitchen has stainless steel appliances and granite counter tops.

The unit also has 12 skylights.

You also get outdoor space, and city views, from the third floor terrace which, yes, has that great hot tub.

It has washer/dryer in the unit and deeded parking is available for $50,000 each. 

But it doesn’t have central air. It is wall unit cooling. The building was constructed in 1981.

It has come on the market at $1.295 million this time but one parking space is no longer included as it was last year.

The sister penthouse without the hot tub (but it DOES have a terrace) is under contract at $899,000.

Will this finally sell in 2013?

  4. Horrible place for that price. Who would pay over $1M? There’s not even central air. Maybe these very low mortgage rates and the stock market gains are really driving this segment of the market, but a buyer can do a lot better at this price point.

    Because the assessor is an incompetent hack. I checked to make sure it’s not a senior freeze or anything like that. Nope, just assessed at market value of $607k

  8. How much will it cost to rip out everything except the closet, repaint the walls, and make this decorating nightmare bearable?

  9. My God, what a nightmare of decorating. The hot tub takes too much space…it like the only place to sit on the balcony..what do they have parties and everyone has to bring a bathing suit to go on the deck (or nothing at all.)

    They might want to take some personal items down, a picture hanging on one of the walls of the owners just screams “Viagra Triangle with my new trophy wife,” even if you dont see the hot tub.

The only thing I hate more than a beautiful vintage place that’s been stripped of its millwork, and clean-walled and streamlined and “modernized” to death.. is a sleek, glossy, modern apartment that has been gussied up and thoroughly degraded with “traditional” appliques and fussy traditional furnishings.

    I can’t figure why anyone who likes traditional architecture and decor would buy into a building like this to begin with, anymore than I can figure why a lover of the most edgy modern would buy a vintage place replete with exquisite plaster-work and millwork, and then turn it into a DWELL showcase. I guess their money burns holes in their pockets and they love to affront their neighbors. I remember my mother remarking once that there are two classes of people in the world, people who want vines all over their houses and people who don’t, and they’re always buying each others’ properties.
