Either the overstuffed couch is playing tricks on my eyes, or this unit is about as wide as a trailer home. Based on the weather, I’m steering clear.

Agreed that is does seem small. Also, is the bathroom on the main level or bedroom level? Personally, I would never buy a unit where guests had to go upstairs into a bedroom to use the bathroom. On the other hand, I would also not want to have to go downstairs to use my bathroom in the middle of the night! But I am sure that does not bother some people.
There seem to be three doors (plus the stairs) out of the bedroom. Since none of them have deadbolts, it seems likely that they are all internal doors. Guess: small closet next to the window (and above the fireplace — maybe utility closet, since the ducts are on that side of the LR ceiling), larger walk-in in the rectangle (e.g., the green walls in E201), and a bathroom behind the walk-in closet (and above the kitchen).
The entry door seems to be under the stairs, in the long wall of the unit. The W/D is presumably in the small room off the kitchen (next to the stove) or in the bathroom/walk-in closet area upstairs.
