    I don’t mind no parking personally, but no W/D would be a deal breaker for me.
    Is there a mechanical reason why they cannot put W/Ds in the units?

  4. I wonder if there’s a waiting list for the building parking. If not, I wouldn’t mind that parking isn’t included.

    The lack of a washer/dryer would kill me. My grandpa’s building banned all washers/dryers on the grounds that the pipes weren’t designed to handle the suds. I don’t see why someone couldn’t get an efficient washer and a condensation dryer.

    If the washer/dryer situation could be remedied, I would love to live here and would certainly choose this location over the place featured a couple days ago.

  5. @Jenny – Even if you got an efficient washer, it would still be banned. One of the problems with condo living is getting changes to any condo rule or bylaw is a long and painful process.

    The last condo I was in had obtuse washer/dryer rules. The condo washer rules made no distinction between old water guzzling, high suds, machines and modern low water usage, high efficiency, washers. The newer high efficiency washers have no more impact on the building plumbing than a dishwasher. In fact, there are some European washers that fit into a dishwasher space with the nearly the same plumbing connections. But officially, they are still banned in most cases.

    Not sold on the wash quality with those. Wifey (from europe) says she hates those things even compared to old (read late 90’s) American washers.

    That is true, but what is the impact on a building when everyone adds it. That might be more the issue? I have no comment on that, a multi-unit engineer would be able to answer that than my basic plumbing knowledge.

    Interesting. I am raised on those and right now have one in one of our places. I only use that one for stained clothes and nice things. To me they are completely superior, both in terms of quality of wash and not damaging the clothes.I had a few nice bed linens ruined by the top loading ones. The whole rotation around a pole is just a recipe for a rip for bulky items.
    I am curious what brand did your wife have back in Europe.

    But seriously, as has been discussed, a top loader w/o an agitator (the “pole”) is basically as gentle as a front load.

  12. Dated a girl that used to live in the low-rise loft part of this building way way back in the day. It was a cool building with a decent pool scene. And the location was awesome. Stumbling home from many bars at night and great access to the beach and path in the am.

    I asked her last night, she has no clue what brand. Said it was always in the kitchen. I will ask my mother-in-law what brand when she swings by.

    I dont do the laundry, so this is only from my wife’s mouth. The agitator thing is what sets it apart from those tiny euro all-in-ones. She says yes it is rougher on dedicates but is superior on cleaning. Groove and little Groove can dirty ups some clothes quick. Large items with the pole she says, dont do it!

    Now that we rock a large capacity and one that has a insane spin cycle, wifey likey. she says drying time is cut in half.

    I do kind of think her comparison to the euro all in one to the 90’s top loaders might be a size issue. more loads and clothes line drying wasnt to her liking.

    You know what, I dont see people clothes line drying in the summer like i did when i was a kid?

  14. BTW based on all the laundry passion on this thread might I remind everyone that Mothers Day is coming up!

    A good washer and double set of dryers and mama will be really happy for years to come. And it won’t hurt to have the bottle of perfume and flowers placed on a silver platter on top of one of the machines.

    Back when we did have the old pole, wifey would make me take a special trip to the local laundromat to utilize their jumbo sized washer.
    I still think it was her subtle way to get me to get a front loader, i am slow and didnt catch on for years. plus she is never subtle so it probably didnt register to me either.

    Well, the topload with no agitator is simple and familiar. I don’t think it is “better”, but it’s certainly close, and the mold issue of front loaders is essentially gone, so easier to maintain.
