Get Your Own Private Outdoor Pool in River North for $6.9 Million: 400 W. Huron
This 4-bedroom full floor unit at 400 W. Huron in River North came on the market in October 2023.
Built in 2017, 400 W. Huron has 26 units and attached private garage parking.
It has 24-hour door staff, an exercise room, bike storage and a dog run.
This unit is “completely custom” with a private elevator entrance. In the picture above, it is directly above the parking and base of the building.
The interior has floor to ceiling windows and 13 foot ceilings with 5566 square feet.
There is a double island Valcucine kitchen with seating, Miele appliances and butler pantry.
There is a separate dining room.
The primary suite has a sitting room, a walk-in-closet, and a spa bath with freestanding tub, steam shower and infrared sauna.
All four bedrooms are en suite and there are two other half baths.
The laundry room has two sets of washer/dryers.
There is central air and a private 4-car garage.
There is also a storage room with 2 temperature controlled wine storage lockers.
But the biggest feature of this property is the 7200 square outdoor space (the listing says it’s 2.25 Chicago lots) which wraps around 3 sides of the unit and has city views.
It includes a green terrace, a 30×12 outdoor pool with a hot tub, 2 fire pits, an outdoor kitchen and covered bar.
The listing doesn’t say if it has irrigation but there are plenty of planters in the pictures.
This is the only outdoor private pool I have ever seen in River North, but we have chattered about some indoor ones in the past.
This building is near the shops and restaurants of west River North.
Listed in October 2023 at $6,999,999, it remains at that price.
With the unique outdoor space, how long will this take to sell?

Does the floorplan really say “Garnage Shoot”?
dammit: “Garbage Shoot”.
also:
I’m sure the neighbors would be 100% ok with the pickleball court in pic 9, right?
It’s very nice, but the other units in teh building that have re-sold have gone for flat or slightly below from-the-developer prices.
Does not appear this was a white box at purchase…have a hard time seeing it over $5m, or even over $4.5m
I have questions about the use of the pool. Can you be out there at 1 am or does the building restrict the hours out of respect for everyone else?
Also, you wouldn’t be able to do any skinny dipping in this pool, that’s for sure. Lol.
I like the covered bar/kitchen area. That makes it usable even in bad weather and when it’s 100 and there’s blazing sun.
I wish they would have done some landscaping on the part of the terrace that has what looks like grass. It looks kind of forgotten. Could you plant a garden there?
Also, I’m kind of bummed that there is no family room. You could make a den out of one of the bedrooms or maybe close off the “sitting room” with the primary suite.
Also interesting to see door staff with a building of this size. You will really pay for that but many luxury buyers simply want someone to get their packages and to make sure there is a control over who is going in, and out, of the building.
Must be a somewhat boring job in a building this small though. Few people even going in and out.
“Garbage Shoot”! And yes, that pickleball court would make the new owners the bane of existence for many.
I would want some coverage on the outdoor kitchen.
It seems like This could have been an amenity/common space turned into a residence. You can do way better for this price in Chicago. People buying this can also afford houses elsewhere, so the “I’d rather have three $2 million places” wouldn’t apply.
“Also, you wouldn’t be able to do any skinny dipping in this pool, that’s for sure. Lol.”
I just threw up in my mouth
This is just a miss. Would work if it was a PH
“I’m sure the neighbors would be 100% ok with the pickleball court in pic 9, right?”
Steve Buscemi is in charge of the renderings
“You can do way better for this price in Chicago.”
I think the key is the pool and this much outdoor space. Where else can you do that in downtown Chicago?
We have seen some penthouses with big outdoor space but no pool. The pool is the really rare thing.
“It seems like This could have been an amenity/common space turned into a residence.”
Good point Bluestreak. You’re right. This was probably going to be a party room with a fitness room. Hence why the elevator opens directly into the unit like it does. But they decided to move the fitness room elsewhere and turn this into a unit. Maybe they had a buyer come in who said he was interested in the amenity floor so they thought, “why not”?
idk, pretty legendary place that little else will compare to. Just need 1 athlete to pull the trigger.
Had to be the amenity floor.
You can do wayyyyy better for $7M. The private pool is far from private.
