This 2-bedroom in The Churchill at 1255 N. State Parkway in the Gold Coast came on the market in May 2022.
Built in 1921, The Churchill has 64 units and a shared roof top deck that this listing says is “new.”
It has 24-hour door staff, storage and an elevator. There’s no parking.
This unit is one of the large 2-bedroom units with 1400 square feet.
It has many of its original vintage features including a foyer, original plaster crown moldings, leaded glass, French doors and original door hardware.
There’s a fireplace in the living room (is it wood burning or gas? The listing doesn’t say.)
It has walnut stained hardwood floors throughout.
As is common in many vintage units, it has a separate dining room with a barrel vaulted ceiling.
The kitchen has been updated and has custom bleached white oak cabinets, pigmented stain flamed limestone counter tops, clipped mosaic backsplash and luxury appliances by Subzero, Dacor and Bosch.
The second bedroom has French doors and is being used as an office.
The primary bedroom has a walk-in-closet and an en suite bath. It is the only bathroom in the unit, however.
The unit has space pac A/C and radiant heat but no washer/dryer in the unit or parking. The listing says that a W/D can be installed in the unit and that there is parking options in the neighborhood.
We have chattered about The Churchill many times over the years. It is in the heart of the Gold Coast and is an easy stroll to both Old Town and the shops and restaurants on Division, Rush and State Streets.
This unit was originally listed in May 2022 for $439,000 but has now been reduced $50,000 to $389,000.

I like the built ins they installed on each side of the window in the study. I had to take out a closet from my office to remodel my upstairs bathroom and now need to add closets back. I like the idea of simple built-ins like that but a little deeper and with doors.

It’s a great feature. More people should put in built-ins. I’d prefer to have doors too jenny but these still look nice and are very functional.
There’s just something about this building that is so lovely. The listing calls it “charming” and who would disagree?
HOAs are a killer though. If you bought it with cash you might not mind. It does cover everything, including your electricity.

Think it would be tough to get the slope on the drain.
A charming unit that definitely has more character than most 2 bedroom units in the neighborhood at this price point. I mean the 1960s/1970s cheaply-built high rises that abound in the Gold Coast. The lack of a second bath hurts, and the one bath it does have is tiny and looks like it hasn’t been redone in a while. As usual, I’d rather be higher up in the building, but I suppose prices rise with the floor. The roof deck is a nice touch not often seen with vintage buildings around here.
Since the HOA includes electric I’m considering it’s more like $1,750. Still a lot for such a small unit but if you want Gold Coast vintage you have to be ready for that. Should be easy to find a garage space in a nearby building, but there’s $250 more per month. Best not to own a car around here in the first place.

Spacially this would work, but adding a bath is very, very expensive in a high rise building. In this case, the wet wall is on the opposite wall. So drains, vent pipes and water pipes would have to traverse the width of the current bathroom. Adding plumbing to a current drainage or vent stack means you have to support the existing stack to add into. Who knows what else is in the walls or floors. The building is currently replacing stacks, so it may be possible to add a washing machine or half bath. No way would you ever get your money back.
