This 3-bedroom coach house at 119 W. Chestnut in the Gold Coast came on the market in September 2023.
Built in 1920, there are 9 units in the building including this coach house in the back.
There is a private dog park next to the building and a shared rooftop deck with city views.
If this unit looks familiar it’s because we chattered about it in 2020. It ended up selling in 2021.

If you recall, the coach house has been remodeled since the 2012 sale (you can see those pictures on Redfin.)
It has two entrances, front and back.
The first floor has a family room with a fireplace and heated marble floors. The listing says it could be a fourth bedroom or an office. There’s also a full bathroom.
The second floor has the living room, dining room, and kitchen along with a powder room. It has dark hardwood floors throughout.
The kitchen has been “remodeled” and has contemporary cabinets, stainless steel appliances and a large kitchen island with seating and what look like stone counter tops. If you look at the 2012 sales pictures, it appears that the wall between the kitchen and dining room was removed.
All three bedrooms are on the third floor, including the remodeled primary suite which has a professionally designed walk-in-closet and an en suite bath with heated floors, dual vanities, and spa-like marble shower. There’s also a second full bathroom on this floor.
The fourth floor has a private roof deck with city views, although you also have access to the front building’s shared rooftop deck, also with city views. In 2012 it had a pergola but that has been removed.
The coach house has central air.
But it’s most important feature appears to be the parking. It has a 2-car heated attached garage AND 2 tandem outdoor spaces.
This building is near parks, restaurants and shops of the Gold Coast and River North, including the new Whole Foods.
In 2020, this coach house was listed at $1.049 million and sold for $995,000. It’s come back on at $1.29 million.

Besides the fact that the quality of the wood and finish seems awful in this unit, agree that the color is a big problem. After living with equally as dark flooring, I am convinced that it is just as difficult to keep it dust free and clean looking as stark white flooring would be.

Was this a tech incubator? Otherwise the racking doesnt make a lot of sense and could explain the wear and tear. Other guess it was an AirBnB

All things considered, seems like a good amount of space for the location.
Assessments are sort of a bummer for a place that’s meant to feel like it’s a separate dwelling.

LOL it “grew” 600 SF since the 2012 listing. I came here to comment on the atrocious state of the floors. I can assure anyone who will listen based on my experience growing up in a home with dark stained wood floors… DON’T DO IT!!! They always look dirty, show absolutely any and all dust AND will eventually wear a “path” in the spots you generally walk. These clearly had furniture recklessly scraped about and shoes worn inside…..How these folks think they are entitled to nearly $3K of appreciation in 2 years is a head scratcher.
Can you rent out the tandem parking for a little extra income? Is it gated? Is there frequently an interloper or drug dealer lurking in that spot? Do you access the all from the one adjacent to the Foxtrot on Chicago Ave? So many questions….so little time.

Agreed that dark floors are tough to keep clean. That dark walnut look is out now for the more neutral, or California, look.
It’s interesting to see the rooftop deck photos from 2023 compared to 2012. That skyline view has changed a LOT.

I wish they had shown the garage and where the two tandem outdoor spaces are because I can’t envision it. Are they on the side yard area? Do they block the garage or can you rent them out to someone in the building?
