Some of you might remember this 3-bedroom contemporary single family home at 1509 N. Paulina in Wicker Park from the contest the agent was holding called “guess the price.”

Listed for $775,000 back in May 2011, which was over the 2009 purchase price, Bob was among the lowest of the original “guessers” as he used the case shiller index to guess that it would sell for $613,400.
It was listed as low as $649,900 in November 2011 before being withdrawn from the market.
The house recently returned to the market and is listed at $675,000.
If you recall, the house has soaring ceilings in the living room and skylights.
2 out of the 3 bedrooms are on the second floor with the master bedroom on the third level.
The master bathroom is slate, with body sprays and a Japanese soaking tub.
The second bathroom is not without its own luxury, as it has a steam shower with 8 body sprays.
The kitchen has Viking, Bosch and SubZero appliances.
Built on a 24×101 lot, there is a 500 square foot deck with a hot tub over the 2 car garage.
With the market now stronger than last year, will this house sell for the higher price or will Bob’s 2011 “guess” of $613,400 be closer to the mark?

There’s a lot to like about this place, though it’s not really my style. The kitchen and the deck are great. Price has come down now to what seems like a more reasonable level, though I’m not too knowledgeable about Wicker Park real estate. One thing I don’t like is the two-story living room, but that’s just personal preference. It’s not like the room is offensive.
how many sqft are below grade? That’s my problem with it, i don’t wanna live in the basement…or in wicker park for that matter.
Its terribly ugly in person, unfortunately. The owner had awful taste and the space felt disjointed and not very liveable.
With a pricing stragedy like this one, I’m surprised it doesn’t have multiple offers already!
Small lot on a depressing stretch of Paulina. Below-grade living room and kitchen with tiles meant for a warm climate. Blue sinks. So much about this house would be expensive or impossible to fix. I love the neighborhood generally, but this place is a tough sell. Maybe $600K? I’d be surprised to see it go for less than $575K.

This was actually mentioned in the original listing (it said something about the house having a rock n’roll past.) I mentioned it in the original post. But since it is NOT the current owner- and- frankly no one seemed to care or know who David Draiman is- I didn’t mention it this time.
