  1. Great Architect. Worked with Mark on a project and it turned out great. He has a great eye for modern design.

    As for West Town being topped out I’d say no. I think that people are being more patient in this market. Especially when it is with short term run up on sales from 2-3 years ago. My old loft was attempted to be flipped after 2 years with a 40% gain. That aggressive ask failed miserably and it was pulled from the market.

  4. This might be 1700 sqft if they are including the outdoor space…

    gotta love the painted cinder block back wall in the loft area with the freakin conduit for the light switch and the unfinished metal box like in an unfinished basement or something

    cheap track lighting, I wonder if these doors are the balsa wood feeling specials (birch laminate over cardboard) that my CMK place used to have

    I’m sure someone will buy this over ask though because it looks way more modern than most of the crap thrown up since 2000

  5. Sorry to say that I do believe prices have plateaued in Ukrainian and East Village. I mostly pay attention to SFH prices and teardowns and I haven’t really seen any appreciation in the last year or so.

  6. This place isn’t bad. It is an odd mishmash of styles though. It wants to be modern but you can kind of tell around the edges it was an early 2000s construction because of some of the tile / granite and other choices.

    Thanks for the update Gary. It seemed like it but I only have anecdotal evidence of it (just by looking at the listings that are coming on and that we’ve chattered about some of them in the past.)

    But it seems like the big gains are over, for now, in this neighborhood and that the hotness has shifted south to Fulton Market and the West Loop or north to Logan Square and Avondale.

  12. That so-called deck reminds me of our basement window-well. Wonder if it fills-up with rainwater too, given the many “100-year rain storm events” we seem to get now every year.

  13. I wonder if it does fill up with rain water. Obviously it’s winter, but that patio doesn’t even have evergreens in it. It doesn’t look like it’s used at all. The other concern I would have is someone jumping down into the patio from the street. A lot of privacy to break in after that.

    I can see at least 1 drain although the paver in which it’s installed in (under coffee table) has some issues.

    Probably popped it up to see why the drain doesn’t drain, and the plumber who did it said “you need to get a mason to put that back” and so there it sits.

    Hopefully they rodded out the drain line at least.

  16. I toured the 2/2 above it a few weeks ago. The units just look dated. They are 14 years old. We also have to remember that this is listed by Redfin. I’m noticing their listings always seem high, with the final contract price well below.
