Hidden Gem 6-Bedroom Lincoln Park Row Home Reduces to $1.499 Million: 2113 N. Clark
This 6-bedroom vintage row home at 2113 N. Clark in Lincoln Park came on the market in April 2025 but it has been on, and off, the market since 2023.
It is not the corner row house but is the second unit from the alley with the taupe-ish color door.
Built in 1891, this row home is on a small lot but does have two exterior parking spaces behind the row house.
The row house has been “thoughtfully redesigned.”
The listing says every element has been expertly upgraded from the foundation to the roof.
It has a brand new roof, new mechanicals, new plumbing and enhanced smart home technology.
This row house doesn’t have any of its original vintage features but the listing says it is a “meticulously crafted masterpiece.”
The first floor is the living room, dining room and kitchen.
There’s no fireplace.
The kitchen has white cabinets, stainless steel appliances and a blue tile backsplash.
The second floor is devoted to the primary suite which has an en suite bathroom and walk-in closet. Additionally, there is a “bedroom” on this floor but it appears there is no closet on the floor plan and it’s staged as an office.
There is a deck which is accessed on the second floor from the bedroom/office space which has an outdoor kitchen.
There are three bedrooms on the third floor along with a full bath.
The other two bedrooms are in the lower level which also has a full bathroom and a full kitchenette.
This house has central air.
The listing says this row house is just 2 blocks from North Avenue Beach, and is near Lincoln Park and the shops and restaurants of East Lincoln Park. It’s also on the 22 and 36 bus lines.
Listed originally in June 2023 for $1,799,000, it has been on and off the market since then. It came back on the market in April 2025, reduced, at $1,499,994.
Buyers love “new.”
They also love East Lincoln Park properties with parking.
Why isn’t this row house selling?
Matt Laricy at Americorp has the listing. See the pictures and floor plan here.

I saw this 8 or 9 years ago before it was rehabbed. To their credit, they seem to have addressed many of the issues with the place – e.g. fixed the roof, put in a full bath on the third floor, made a nice outdoor deck on the second, etc.
The issue I have with this rehab is they stripped every last bit of character from this place. I seem to recall that it had three or four fireplaces, a couple of which had incredible mantles. Now, it looks in some areas like an Ikea catalogue threw up.
Don’t think it helps to call a ~2,600 sf place “3,500”.
“it looks in some areas like an Ikea catalogue threw up.”
AirBNB flophouse design aesthetic. A few cool things, but overall meh.
At least it’s not all grey
The basement is weird. Looks like an attempt at a nanny suite with a kids playroom between the Br & Kitchen. And what’s up with the small opening in the wall to access the playroom?
Don’t you need egress windows in basement Br?
Kitchen is poorly designed. Going with a full pantry vs bar and wine fridge would be much better
Being on an alley is a negative
AirBNB flophouse Is an accurate description.
I feel like they stripped it too much. And not enough “luxury” type finishes.
I wonder if the 6 bedrooms is really a turnoff instead of a plus?
Why not just call it 4 bedrooms and then add an office/den/family room space instead?
That bedroom on the second floor isn’t really a bedroom.

Yes, there is absolutely no vintage character remaining in it. At all.
They need Alison Victoria to come in and add a vintage hutch, some wood doors and antique knobs, a fireplace. Lol.
Any room where one of the dimensions is under 10 feet is not a bedroom….maybe an office, maybe a home gym, maybe a closet.
Also….not really a hidden gem…it is right there on Clark. Highly visible. LOL. I wonder what shape it is in since it appears now to have been renter occupied based on the previous listings. Kids these days just care what their share of the rent is so if they truly were only getting $8K a month, this place may have been “over occupied” and no longer fresh looking. Sad about the lack of character but some of the tile choices are nice.
“That bedroom on the second floor isn’t really a bedroom.”
Saving that for posterity.
