Historic Rowhouse on Alta Vista Reduces $101K: 3832 N. Alta Vista in Lakeview

We’ve chattered about several rowhomes on Alta Vista, the historic street in Lakeview which was modeled after London neighborhoods, over the last two years including this 3-bedroom one at 3832 N. Alta Vista.

It is still available and has been reduced by $101,000.

It is on the side of the street that does have the garages, so the rowhouse has a 1 car garage and a small brick paved backyard.

All 3 bedrooms are on the second floor, though the listing says the third bedroom has no closet (so it’s really a den) but it is being used as a bedroom currently.

There is a newer office in the lower level. The rowhouse also has central air.

The kitchen has oak cabinets and sports a mixture of white and black appliances.

At this price point, is the lack of an updated kitchen with stainless steel appliances a dealbreaker?

  2. I dislike the brass bathroom much more than the kitchen, but those appliances look *old*–at least the ref and the bit of stove I see. If they offered an appliance credit ($4k or something like that), with the explanation of not wanting to pick something *for* the buyer, but acknowledging the likely replacement, I think it would help.

  4. Unlike most realtor photos, these are well done. I’ve looked at this place twice. It is nice, although it is just a little rough around some edges (the kitchen appliances, the master bedroom carpet and bath, etc). None of the places on Alta Vista are big – this probably isn’t even a true 2100 sqf (each floor is roughly 700 sqf so they are counting the basement). What sets this place apart from the others on Alta Vista is the parking – there is a legit garage (which is newer) attached to this place, which is key and somewhat rare for this block. The nice little patch of yard/garden is the back is nice as well.

    I’d be surprised if this doesn’t sell somewhat quickly given the reduced price (and it certainly would have sold in a heartbeat at this price a few years ago). There is a complete POS place just a few doors down listed for $550k – no parking, and it needs to be completely gutted (after you remove most of the owners left behind furniture and garbage that they didn’t see the need to remove after they moved out).

    Oh, and kudos to the Millie Rosenbloom office. Totally professional – called to confirm appointments, follow up calls to get my opinion on the place, etc, etc. They really put forth a level of service you don’t see in this industry often. If you look at their other listings, this is on the lower end of their scale as well, which makes me appreciate the service even more.

  5. Oh I love this house, we live nearby and always make a detour up and down Alta Vista on our way to Uncommon Ground. I think it will go fast, unfortunately not to me right now…

    One thing I would not like is the view of the bums hanging out with their grocery carts in that park behind my house (they are almost always there), otherwise that park would be nice to have.

    This will sell quick at this price. I don’t have any issue with the place – I could even live with the oldish appliances in the kitchen.

    Sure, it’s not an issue of ugly (tho they are), it’s an issue of them crapping out 3 weeks after you move in. Yes, that can happen with the year old SS appliances, too, but your odds are much better.

  8. Lovely. But I think 625 is more likely. There are no possibilities with this place, which will limit it (ie..add ons). A nice town home for 625 seems about right.

    The houses on this street aren’t your typical townhouse. When you walk down the street, you really don’t feel like you’re in Chicago. Many people are willing to pay a premium for that (or at least they have been willing in the past).

  11. But I don’t think $699,000 is a premium, do you? It seems perfectly reasonable to me.

    Maybe during the bubble $950,000 would have been “premium”, but that was obviously during silly times.

  15. I think that this is in the ballpark of a reasonable price. Kitchen appliances are easily replaced, but it’s a PITA to restore woodwork – that picture of the front entry is mouth-watering. And, as far as weird vagrants go, I don’t think the location is too bad – it gets a lot weirder closer to Broadway. This area always seem nice when I walk past.

  16. Nice place. Unique property. Parking is difficult in that area. Garage and beautiful yard are rare features for that condo-packed hood. Only needs cosmetic updates. Although I wouldn’t put more than $30k of upgrades in it, just to be safe on resale. 4 ba. could make up for small bedrooms upstairs. Close to the lake and El. The thing is: would you opt for a luxury condo in the $450-500k range that was larger and had parking? Maybe a patio? I’m not sure the charm can command $699k in this market, especially without a top school like Blaine to draw families with kids. Maybe this sells for $600-625k. $650k at most, would be my guess. Perhaps market to the Boys Town set.
