How Hot Is the Market? This Renovated 2-Bedroom At 1300 N. Astor In The Gold Coast Tests It Again
This 2-bedroom at 1300 N. Astor in the Gold Coast has been on and off the market since November 2009.
The listing says it has been renovated. It has a modern minimalist look with new dark hardwood floors and a new kitchen and baths.
The kitchen is a “chef’s kitchen” with upgraded appliances including SubZero, Bosch and Viking.
The master bath has a marble soaking tub, which you can see in the picture, has floor to ceiling windows right next to the tub.
This is a half floor unit with city views.
The unit has central air and a washer/dryer in the unit. There is leased parking.
It was listed last year in January 2011 for $575,000 before being withdrawn from the market in April.
The unit has come back on the market listed at $585,000.
Is the market hot enough to support the higher price just one year later?
Gary Zickel at Prudential Rubloff has the listing. See the pictures here.

Nice Remodel but I would probably go for 600 N Fairbanks or 110 Superior and own the parking and have Much lower assessments (for the time being).
You could always rent at Walton on the Park as well.
Not sure about pricing in this part of town, but i really like the look of this place and the size 1600sq 2/2.
Looking forward to hearing the prices that get tossed around – and what a good starting offer should be.

I would humbly submit that those three properties are not even remotely comparable location wise.
i like.
325K psf seems about right for the space/location
“i like.”
Even with the (admitted fancy) time-share kitchen?

I say something nice about 1 in 50 properties and I now need to defend myself?? Maybe I’m just in a good mood now, that as of yesterday, my 1 year, no exit, naturalization requirement ended, and I am allowed to travel again. Kitchen has nice light, good working triangle, the island is perfect for 2-3 people to sit and talk while you cook, biggest criticism are the cabinet handles are too rounded and protrude too far. Place is clean and open, bathroom with the white marble works well. Overall, not alto-luxo, but I see nothing wrong with this place.
Speaking of the few places I ever like, what happened to that nice white 4,000 sq ft apartment overlooking the zoo? I think that is still my favorite…
“325K psf seems about right for the space/location”
yes I’m sure the sellers would love to get $520,000,000 for the place

Had to make sure it was you.
And, seems like a small kitchen for your expressed preferences. Anyone else in the kitchen gets a 8″ blade in the side–but maybe you actually prefer that.

If I were like Chuckles, and in need of a weekday in-town Chicago place while living out of state. This is exactly what I would look for.
I used to live in this building before i moved to river north to join the rest of the yuppie crowd.
I miss it sorely. The doormen are all awesome, the building has a lot of character – there is an old restaurant, ‘maxines’ in the basement, its often used for filming. When i lived here ‘the playboy club’ and ‘contagion’ were filmed here, the residents are all a cool bunch of people..there are only 4 units per floor, some are combined like above – rooftop deck has killer views…used to be a famous hotel where a lot of celebs stayed in the 50’s and so on..was the site of the famous quote by the beatles when they said they were ‘bigger than jesus’ or something..my unit on the 23rd floor was supposedly john lennon’s old hotel room, not sure how much hearsay that is..but the unit owner kept the original 50’s lime green toilet out of superstition, so that was interesting.
regardless…not a bad price at all, but the assessments in this building were insane and the parking is an old elevator , you have to get out of the car, turn a key, drive the car into a elevator, go down, get out again, turn another key, then park and walk 2 flights of stairs to lobby. super pain in the butt.
This building has been a great investment. Didn’t this one used to have some kind of exterior shade-things, that looked like metal or wood slats that covered the entire building? Is this right? anyone know what I’m talking about? The building wasn’t fancy, then they cleaned up the exterior, and now 2bds. are selling for half a million.
I like!
Also in a great mood, just re-fi’d for 3.25%. Woot!
They’re giving 3.25 for a 30 year? I gotta get off my arse. . .
I don’t like this area that much but I knew some folks in the building and I have to agree it’s very nice.
But now the link seems to be broken, and I can’t find a listing for this unit anywhere.
So I can’t see if Ze’s kitch compares to the one in 28A (which I really like, despite its smallness).
“So I can’t see if Ze’s kitch compares to the one in 28A (which I really like, despite its smallness).”
I like this kitchen way better, as i like that the peninsula “attaches” to the curtain wall, making it a little more open feeling. Not marble, which, while pretty, isnt my pref for a kithcen that actually gets used. And the cabinets in this one are less of a visual statement, which, again, while I like, dont know that I’d prefer in an open kithcen like this.
I just got the following quotes from no-cost refinance mortgage brokers
3.125% for 15 year loan amount of 350,000
3.25% for 15 year loan amount of 250,000
This building was actually the site of the Beatles press conference in Aug. 1966 in which John Lennon apologized for making the comments about the Beatles being bigger than Jesus. He had made the comments in an interview with a magazine writer earlier that year.
Lennon said at the press conference, “I wasn’t saying we’re better than or greater than or comparing us with Christ as a person or God as a thing or whatever it is. I just said what I said and it was wrong – or it was taken wrong – and now it’s all this.”
His original quote was: “Christianity will go. It will vanish and shrink. I needn’t argue with that; I’m right and I will be proved right. We’re more popular than Jesus now; I don’t know which will go first – rock ‘n’ roll or Christianity. Jesus was all right but his disciples were thick and ordinary. It’s them twisting it that ruins it for me.”
Listed for one day then taken off the market???
3.25% for a 10 year.
