A crisis that was exacerbated by real estate agent hack who peddled notions like ‘real estate always goes up’ ‘buy now, it may be your last opportunity’ and ‘live here for two years and make a handsome profit’ – Do you realize your role in this financial collapse – do you think that you bare some responsibility – do you read the papers?

  2. Wow, that location sux. Right next to the feeder ramp and Galleria Marchetti, between Milwaukee and the railroad trax. And the traffic on Halsted is terrible most of the time.

  3. Hi – I’m planning to invest in a 1br/1bth condo at 1030 N State to rent it out. Before I go in touch with a RA is everybody here able to give me some background information about this building (location (hot spot), finanz. status, hard or easy to rent out etc.)?

  4. Welcome, Karl. It is probably safe to assume that there are no concerns about the property and local conditions if it is being marketed to our friends overseas. Ask the seller’s agent whatever you like and I am certain they will answer all of your questions to your satisfaction. You can have them represent you as well with a “dual-brokerage” agreement that is common here.

    You might want to let your friends and family know that the global path to riches travels along State Street (that great street!) in Chicago.

    Please keep in mind the fundamentals. (1) Real estate always goes up. (2) Buy now or be priced out forever. (3) Buy —— because they aren’t making any more of it (fill in the blank with whatever it is you are buying. Wait a second, you’re buying a condo? In that case, one more…) (4) Cranes, what cranes?

  5. anon’s correct. Can I add the negative health consequences of living so close and downwind of one of the country’s busiest expressways. Given the evidence of increased risk of asthma, cancer, and lung disorders related to living next to expressways, why does the City even allow developments right next to these roads? Developments located such as this one will be the superfund sites of the 21st century.

  7. Karl I’d be really surprised if you could buy anything at today’s prices in Gold Coast and rent it out for anywhere near enough to make it cash flow. In fact I bet your monthly costs would be almost double the rent you collect (unless you’re putting a lot of money down).

  9. You’re a few blocks away from the expressway there. Also, the proximity to Grand/Halsted is a big plus.

    Living right next to the expressway, however, is a poor investment, in terms of both real estate and medical bills.

Not all of those townhomes are right on the Phio ramp, and River West is actually an awesome location that is about 5 minutes from everything: downtown, West Loop, River North/Mag Mile, United Center, Wicker Park/Bucktown/Ukrainian Village, with good Kennedy access, on Blue line stops, Milwaukee 56 bus to the Loop, a brand new Jewel, etc.

  14. I agree with Dan. I live on Milwaukee and now know that I’m too close to the feeder ramp, but I love the location otherwise. Very easy access to transportation and no traffic to deal with in this neighborhood. Plus there are good reasons to stay and hang out in the neighborhood like Iguana Cafe and Juicy Wine Co.

  15. I have a friend who lives in this development and I’m very jealous. They have unobstructed view of the skyline with full rooftop decks (awesome parties) and being next to galleria marchetti (sp?) is a plus in the summer because their property is like a lush garden oasis in the city. News flash to the moron complaining about the polution from cars. It’s the f’ing city. Cars and polution are everywhere. I usually crash at my buddies when I need to fly as this location is just a block away from the blue line at Grand and Halsted.
