  12. Horrible mish-mash of style. The windows on the green portion look like storefront windows. The master bathroom is huge but almost a waste of space…couldn’t they enclose the toilet with this much space at least. Try, 999,000, with window replacement and bricking the full front…..

    I don’t know if I would call it an alarming trend or just say that is how it is. Builders have been doing this for YEARS so it’s not really a trend. But alarming still works. Kind of like Murdering someone is alarming, but nothing new.

    I think everything is really only from the one thread (not that there was much activity in the other threads). Still, nice of anon to put in an appearance and at least some modest effort to entertain.

  26. How much do the other houses on this street generally sell for?

    While this isn’t what I would choose if I was in this price range, I don’t think this is a bad house. The finishes look nice and it’s large.

    I don’t like the street light out in front, but I don’t think anything can be done about that.

  27. Is it just me, or is it weird that picture one on the listing is….an artist’s rendering of the house? Not a floor plan, but….WTF? If Sabrina could snap a photo I’m sure the realtor could somehow manage. It must have been an attempt to hide the completely schizophrenic final result of an exterior.

    I did like this general neighborhood – we looked at a place at Berteau and Clark and these are some nice streets – though the traffic on Clark can get loud and Cubs game traffic/parking nightmares can happen.

    This is one of those no man lands in terms of descriptions. I guess officially it’s Uptown, though west of Clark seems like North Center/Irving Park/Ravenswood to me. And as someone else said, “North Wrigleyville.” Which actually might make the most sense as it’s so close to Clark.

    Every stinkin’ time. *Officially* it is Lake View On the city’s Community Area map, Lake View extends up to Montrose b/t Clark and Ravenswood. Not Uptown, at all, by any “official” designation.

  31. Definitely Lake View. But I think on the official map, LV only extends to Montrose b/t Clark and Ashland, not all the way to Ravenswood.

    This place is a bit of a hike to both the brown and red lines, but since it’s over $500K, I guess that doesn’t matter.

    I just looked at it, in the by C.A. version. It goes to Ravenswoos, bumping up against North Center. Otherwise, it would be an orphaned strip.

    That said, there should be a reconfiguration of the greater “Ravenswood” area to bring back the big R as an offical area.

  35. I forgot about the dog-ear part of NW LV, oops. Back in late 80’s Chicago magazine did story about this area as a new ‘hot neighborhood’.

    And more trivia, did you know Irving Park Rd was called Graceland Ave beforehand?

    What the hell does that mean? Hawthorne is a magnet, you have to apply to go there, and this is right about 1.5 miles, so you might not be getting proximity to it either. I guess it’s better than saying “the local school is Ravenswood, which is so solid that the mayor decided to send his kids to Lab”

    You are right- it IS a part of Lakeview. And yes, Graceland West is an “official” neighborhood that has had a neighborhood association for several decades.

    Totally noticed that you got it right, but it is one of those areas that *someone* won’t believe is what it is no matter how clear it is. Not as ridiculous as some of the LP-OZ discussions, but still ridiculous.

    Taxes are accurate, as newcon doesnt get reassessed until it is occupied. Those are the taxes for the old place, before it sold for $700k, which itself would mean a $10k tax bill, if o/o.

  41. I used to live on this block of Hutchinson Street. I had to deal with the listing agent many times. She considers herself “the agent” of Graceland West (which is part of LV). She has been de-throned by other agents moving into her territory. Now she is known for her ALL CAPS listing descriptions. This is a stellar neighborhood and since there are mostly SFHs, parking is usually not an issue. On Cubs night games, parking is by permit only and is enforced. Joan Cusack lived in two houses on this street-she sold the first and moved across the street into the large house across from this featured listing. This large home was the former home of the Sulzer family (the honorees of the local library).

  43. Nothing special here to justify the almost 2.0M price tag. Should be listed at $1,250,000 and I only say that because of the great neighborhood. Most likely it will sell for just north of a million or we will be reading about it in a year on this blog as a foreclosure.

    Also, what knittwhitt doesnt stage a house like this these times? I know the agent and she is the best in this area, so I have to blame the seller for not wanting to spend the $$. Very penny wise and Pound foolish!

    Also for all you suburbanites this neighborhood is not part of Lakeview, but rather Uptown. Still very nice though.

    If you look at…I think it is Baird Warner’s new construction / luxury listings…you will see this is done quite frequently. To me, it is the builder/developers’ attempt to impress the potential buyer with an “a real architect designed this home” scenario.
    I really don’t mind it…actually I like to see the difference/similarity between the idea and how it plays out in reality. In my business, this is the first required step in all of our projects…an artist’s rendering (but where is the floor plan?
    I do understand the asking price, and to me it is a great value. Look at all you get…the lot is large and in a nice ‘hood with well maintained homes surrounding it. The house is brand new with high end finishes/appliances/landscaping/elevator/TWO laundries/3 car garage/5&5, etc. I thought this place would have been quite popular on CC. It accomplishes all of the ‘must haves’… plus. When is the last time one has seen an elevator (that goes to the roof deck no less) in a private residence? That would be a huge factor when looking for a handicap or elderly occupant accessible place.
    Even the major complaint of having such a unique facade to me is a plus. At this price point don’t you want a house that is non cookie cutter? One that stands out from the crowd?
    I only wish there were more of these places. It does make the market much more interesting.

    VINTAGE BEAUTIES…REALLY???
    Did you take a look at what was there before this was built? Really a vintage beauty?
    I understand saving a true vintage building IF it was maintained throughout it’s life. But to attempt to save one that was not well maintained, but rather was destroyed by occupant after occupant is not only pricey, it is just a huge waste of time. This is coming from someone who started working in this industy as a preservationist. Now, years later, I am ALL about out with the old and in with the new.

    Sacred Heart a freakshow? Maybe you’re thinking of some crazy opus dei school or madrasas in Rogers Park. I’m not a sacred heart grad but know a few and they’re about as normal as any other private school kid.

    I’d think about sending my kids there if it didn’t cost 15k per student for goddamn grammar school.

    on second thought, i think the buyer of this home actually might like a reflective orange neighbor. Won’t work this plan of mine. I would have to probably paint depictiions of impalings and maybe around the top, make a name hall of fame – like an nfl stadium- with all the names of mass murderers. With they years they mass murdered next to their name. Then let them go list this thing for sale!

    Jenny – please clue us in about what makes Sacred Heart “freaky.”. know that it is one of a very few private schools with separate boys and girls classes; not something I’d want for my own kids but not “freaky” in itself. I am a bit surprised that a Graceland West listing would mention this Rogers Park Catholic school rather than the closer ones like St. Ben or Mt. Carmel.

  55. Sacred Heart almost seems cult-like. They give kids special “keys” upon graduation, so they can go to any Sacred Heart School in the world to visit.

    Back when they had a high school, they kicked an otherwise good student out of the school her senior year because she dyed her hair.

    Aggressively seek donations. Far worse than any of the private schools I attended. I don’t feel comfortable giving examples here.

    Parents are ultra-snobby… much more so than my high school (U of C Lab).

    Boys have to wear suits. Girls and boys are separated, which seems very unhealthy to me.

You can look at all of the Realtor sponsored maps you would like that stretch boundaries of neighborhoods so they can sell houses for more $$, but the fact remains Irving is the border line.
