  1. That is a tight living/dining space. What’s the point of having a great kitchen when you can’t even fit a dining room table to entertain with? I don’t know why you would buy this when you can get a 3 bed at this price point. Someone will snatch it up soon though, I think.

  6. If this were several years old, I wouldn’t be able to imagine it going for above $350k. However, there are lots of suckers for new construction. I predict these will be going as short sales in 3-5 years once the buyers have a baby.

  8. The negativity on these boards kills me. This place is really nice but nobody will give any credit where due. There are some real negatives on this one though due to location. The neighborhood is fantastic however this street isn’t ideal. Diversey is busy and any El station tends to attract sketchy folks in the immediate vicinity; Even one in Lincoln Park. If this were on a quiet street (wilton, wrightwood, etc.) I would think this would get close to asking price easy (however, it would likely have been priced much higher).     It’s clear there is a market for upscale 2-2s in Lincoln Park. Premier location, incredibly low assessments compared to downtown high rise living, top schools, great restaurants/bars. I understand the negativity people have regarding the market as whole but from an affordability standpoint I personally believe a home like this is incredible bang for the buck. Just my two sense – from someone looking to make a purchase in the coming weeks/months.

  9. Whenever I see this design, I think of the keggers I used to go to at a place on south side of Belmont just west of Lake Shore Dr. that had this kind of deck. All that deck needs a keg and a Big Ten university flag.

  10. 1.) I personally don’t like this area. I used to live around there, although that was over a decade ago.
    2.) Most buyers don’t want to live on a a busy street.
    3.) Finishes are nice, but nothing is unique about this unit. As far as unique goes, extra width is always a plus.
    4.) The unit is not uniquely large, it looks like a standard 2/2.
    5.) Everyone loves new construction.

  12. And a bulletproof insurance policy that also waives criminal prosecution when said frenzied keg drinkers over-populate the deck and it collapses.

  13. I’m waiting to see what Unit #3 looks like and hoping for a fabulous rooftop deck to gawk at, or from which the owners can gawk at the gym patrons. Sabrina’s been rolling with the deck/terrace theme recently, so it’s not too much of a stretch.

  15. Ugh, the same builder is building the same POS on two lots down the street from me… just awful aesthetics and cheap construction. Yeah yeah, there will be suckers because after all this is America and new is king, but I wouldn’t spend on a dime on garbage like this.

  23. I guess I can see why people may like something like this, but after looking at the 2 properties above… this sucks. BORING. I’m not talking size but character. Putting some cheap moulding on the wall doesn’t quite do it for me. This is generic. This exact building is on Waveland near me, and I’m sure scattered elsewhere throughout the city.
