“Incredible Investment Opportunity” in Little Italy: 1404 W. Flournoy

This vintage 2-bedroom unit at 1404 W. Flournoy in the Little Italy neighborhood has been on the market nearly a year.

  1. I in no way see this as being an incredible investment opportunity at anywhere near asking price, in spite of knowing what outlandish rents landlords get from UIC students for crappy vintage apartments.

  2. By what stretch of the imagination? I’d have to be able to rent this out for almost $2000/month before I’d consider it a great investment.

  5. “plenty of photos”

And three of them are essentially the same pic of the living room and 5 of them are of the neighborhood. So, really, 9 pix.

  11. I like Taylor Street. It’s charming even though it’s overly touristy. But the fact remains that it’s a VERY small area which commands a premium because it’s an oasis in the surrounding neighborhoods which are much larger and tougher.

The apartment is nice, but I don’t want to spend all my time in my apartment. High price and taxes for the area.

  13. I know this building well. My wife lived in this building during college. I even remember the condo conversion and by this pics it looks like nothing more that a cosmetic job + central air. Hopefully they addressed the plumbing problems she always had.

Street parking is absolutely horible here. Let no one tell you otherwise. There is a university next door, the entire IL Medical District, a hotel, and people who park and jump on the blue line. Zone parking does nothing. There are a lot of apartments buildings that have 3 units, 2-3 beds each, and 2-3 cars each and no off street parking for any. Lots of commuter students drive in early and park on the street.

  14. Wow, I remember when this building was apartments. Doesn’t seem like a good candidate for condos.
