Indoor Pools that Rock: The Park Castle at 2442 W. Greenleaf in West Ridge
If you live in a building called “The Park Castle” that was built in 1928 in West Ridge, it seems fitting that it would have a very intriguing indoor heated pool.
The building, at 2440-2448 W. Greenleaf, bordering the Indian Boundry Park, with its own petting zoo, has 68 units. Parking is assigned rental and there is coin laundry.
Unit #3: 1 bedroom, 1 bath, dining room, balcony

- Currently listed for $154,900
- Parking is $55 a month
- Assessments are $308 a month
- No central air- two window units
- Prairie Shore Properties has the listing
This is neat; reeks of “vintage charme”. For all of our bemusement, can one of the gurus estimate the square footage based on photos and room count?
The decor is horrible. Pool rocks.
This is one of my favorite buildings. The pool is unbelievable.
The units are HUGE and have great details. Baths usually need to be redones. There is ample parking, in a lot behind the building.
Indian Boundary Park is the front yard. Additionally, it’s a double courtyard with gorgeous landscaping.
However, $154K is a 2005 price for this place, and it was touch-and-go then. Right now there is a MASSIVE 5 room 2 bedroom languishing on the market for $192K, which I believe was priced at $172K previously.
The maintenance is not bad, considering heat is included. It is in line with other apts of this size, which for the one bed, is about 950 sq ft. I’ve looked at several units in the building. The one beds are about950 sq ft and the 2 beds are about 1300 sq ft.
The place is just west of Western Ave, and is flanked by Estes and Greenleaf. Fronts on the park. Very beautiful neighborhood in West Rogers Park. Keep in mind the values are dropping here relative to East Rogers Park.
I wanted to add that the maintenance is just under $300 for this, and that apts like this in this area will probably drop more in price. I’m seeing comparables in Edgewater at $125K-$135K.
Not a bad price for a cool building. Of course you’d have to budget for an emergency kitchen makeover. At least enough to remove the awful wallpaper and the 70s appliances.
Yet it’s sitting there unsold, Pete. I’m trying to think whether or not this is the very same 5 room 2 bed unit that I saw listed at $172K- some folks believe that when you can’t sell, that hiking the price somehow makes the place more attractive.
Beautiful building in a beautiful setting and beautiful area, with an incredible pool and reasonable assessments (which include heat). Trouble is, West Rogers Park is just TOO quiet and “unhip”. There is none of the appealing street life that makes Lakeview and Ravesnwood and Wicker Park so appealing. This building backs onto Western Ave, which is lined with car dealerships and where the only place to grab a bite to eat is The Bakery, which is not to be confused with The Corner Bakery. It is a Denny’s-style place that serves pies and cakes- not a trendy hangout.
The plus is that parking is very easy, and it’s just a few blocks north of Devon, which is interesting and lively. Most of all, it is just very, very pretty and restful. It’s fun to walk the beautiful streets surrounding and enjoy the park, and that pool, and the units are HUGE.
I rent in the park castle. It is really a great place to live, and the neighbors are friendly. It is true that there isn’t much in walking distance, but there is an ice cream shop and Jessie’s mexican grill a little bit down western.
My Great Aunt lived there from the 30’s till the early 80’s. I grew up going swimming in that pool, and playing in the park, and petting the animals. It is awesome to see that it still pretty much looks the same!
