We’ve chattered about new construction modern style homes before. This 7000-square foot new construction single family home at 3124 N. Leavitt in West Lakeview is certainly intriguing.
It has also been reduced $740k since February 2008.

I know people have talked about pricing a home “right” the first time, but it is hard to know what is right in this market. Price drops in this market are like negotiating against yourself since there is no traffic.
The exterior architecture is pretty cool, but much of the interior space looks fairly ho-hum to me.
And everyone expects to negotiate so you cannot start at your bottom price.
That’s a **spec** house? I had heard (from someone in the ‘hood) that Thad Wong (or the other @Prop founder) was building it to live in. Unbelieveable!
On the interior–it looks like there is a TON of stone shown in those pics. If you don’t like stone, then it’s not going to win you over, but that’s an expense that might appeal.
Also, there’s a *large* roofdeck that isn’t shown. If those are the only pics for this property, it’s **totally** ridiculous.
This monstrosity should be torn down immediately.

You clearly haven’t seen the (apparent–maybe I’m wrong) 2 br SFH at Wellington and Wolcott.

They can’t be bothered to update the photos to completion for a $2mm+ property? crazy.
And all that (ghastly) tilework in the bathrooms just **cannot** have been done on spec. I’m really curious who it was that had this built and then decided they either (couldn’t afford it/didn’t want to live there).
I’m with homedelete on this one, these McMansions are ludicrously out of place in that neighborhood – there are loads of them, and the biggest impact is they often result in some sort of sewer work that results in a horrible stench of urine that never goes away. and funny to mention Wellington and Wolcott, as the monstrosity on the NE corner was the culprit.

That’s the one I’m talking about. After the (former??) first owners moved in, but before they had any window covering, it really looked like a 2 br house, with the whole second floor a master suite.
Are you guys using the word “McMansion” correctly? I think of McMansions, I think of bunches of nearly identical giant houses. This one is giant, but in my neck of the woods, it’s identical to zilch.
Maybe this neighborhood is too modern for it’s own good. What do I know?

techinically you’re right. this is allegedly a modern designed home. but still it qualifies in the sense that it’s too big for the lot and it looks like ass.
And what is a “$130K SMART HOME BREEZEWAY”?
its the glass enclosure connecting the garage to the main house itself. if it is a smart home then lighting, heat/airconditioning, drapes, video surveillance, (basically everything) can be controlled within that space. 130 k would be the cost to make the entire house “smart” though, so the way it is worded makes it confusing.
Oh please tell me this monstrosity is Michael Goldens. I love stark oversized and super modern more than just about anyone but this place is freaking awful. I am starting construction now and was given a kitchen plan that had the same open windows above the cabinets and it was the one thing my wife insisted be closed they looked so misplaced. That disproportionate sized table coming off the counter is horrendous also. and the entire color scheme blows which is really hard to do with white.
Michael… take this down another 500k and MAYBE you will have a shot. When I ate it on my overly modern monstrosity 2 years ago at least it was a stunning house. This is a freaking teardown.
BTW.. something I paid a huge price to learn. Not many people here love oversized modern contemporary. Capetown or Miami or Malibu, YES. But Mid-west. Good Luck on this one as you are already learning.

Nobody loves a great grey stone like I do, but a place like this only takes one person to pay asking. And two people to pay a lot more. I truly like it as a modern piece of sfh architecture and you old schoolers should open up to the idea of homes looking a tad different than they did when you were still able to perform without the aid of Viagra. Actually this is fairly conservative compared to my last home, which although I agree with you “only takes 1 buyer” took me quite some time to find that buyer(which seems to be the case here)yet alone 2.
And I am rather young so if you have a daughter/wife/girlfriend who is attractive and under 27 send her my way and I’ll be happy to have her tell you the following morning, when i am done with her, the lack of need for Viagra.

This is an eyesore. period. It is out of scale externally and poorly finished internally. Oh and as i said once before. Every lower cabinet plus my island chipped and they were Poggenpohl. would never buy Poggenpohl again.

People need to get over all this historically referrenced crap that is being built and accept that we live in the present and architecture should reflect the time in which it is built. Truly vintage homes are incredibly important to the fabric of our city, but trying to build new homes that look like old ones is absurd.
When will people get that we cannot live in the present if we continually try to live in the past. Let go of your fears people!

This home looks like a three flat on steriods. It towers over the SFH next door. No one is bashing modern design. They’re bashing the ugly monstrosity that this home is. If the home were smaller it wouldn’t look so out of place and stupid.

I wish i could post a pic of my foyer of my last house, stairwell looked like the picasso statue in front of Daley Plaza and was 10 times more modern than this. But it wasn’t ugly (to me at least) and the outside was consistent with the neighborhood.

Doesn’t look like spec development. This looks like an architect-designed custom house where the client may have been able to (nearly) fund construction but can’t afford the house anymore. The bold contemporary architecture is unlikely for spec development. This house is too quirky, and its design will be soon viewed as dated. Anyone know who is “Link Development”?
problem is not just ugly, but being WAY out of scale for the block and the lot. I miss the old factories and blue collar workers who at least got together in the neighborhood taverns and made it feel like a neighborhood. this new breed seems to want to live in Chicago without having to actually interact with people (something quite challenging in a city of 3 million).
As a seller, it never hurts to ask!

As I said above, I was told (by a friend who lives down the block from this and is one to ask lots of “inappropriate” questions) that it was custom built for one of the founders of @Properties. Now, the identity might be wrong, but there’s little doubt it was a custom build.

A *lot* of that is the funky angle of the picture. More of it is also that the neighbor’s front door is a little bit lower and there is about 10 feet b/t the two houses. Not that it isn’t a giant, giant house, but it doesn’t loom over the neighbors as much when you’re on Leavitt in front of it.
sigh it’s tactless, tacky homes like this that automatically make people equate modern architecture = ugly.
No, this house TOWERS over the one next door…and the next door house is a wide lot home.
The owner of this property is the old owner of link builders which got swallowed up by atproperties.
He told me as I did look at the house…that it was being built for him and his wife…she is Brazilian and a doctor…however they have a huge amount of money tied up in the Brazilian stock market…so they need to sell the house or sell the stock and they decided to sell the house.
True or not…I have no idea.
This was built by the developer and owner of Link Builders for himself, but he decided to sell and now it looks to be in foreclosure.The developer is also a broker with @properties. Mike and Thad have nothing to do with this home other than the fact that one of their 1000+ agents had it listed for sale with their firm at one point. Link did not get “swallowed up” by @properties. Don’t state heresay as fact.
Link builders build. @properties is a brokerage firm. It’s definitely built with a specific taste in mind, the builder’s. Link does nice work, this home is solid, but not for everyone. Someone’s going to get a sweet deal on this place at some point.though and it’s areally cool space inside and the roof deck is amazing. It does stand out among the other homes on the block, but drive down any street in Rocoe Village, Bucktown or Lincoln Park and you see the same thing happening.
