It is a luxury address like Gold Coast is, but this is a very nice building and these units and there views are great.
If I lived in Chicago, I would have loved to live in one of these units. The amenities in the building and service staff are great too. Also personally I prefer the neighborhood to lot of other older addresses in Chicago. It has great access to high ways and LSD, close to many parks (small and big), museum campuses, and stores.

No, this is not a luxury address. Maybe foreign buyers that don’t know any better will like the views, but not considered premier location by local standards
However, the unit is pretty and the views are nice

The unit is gorgeous. This area will continue to develop nicely. Despite being a boondoggle of the ages, Millenium Park is absolutely wonderful. I can see why some might want to live here.
No, the address doesn’t have the cache of saying “Gold Coast” to the uninformed, but it will impress those in the know.
would rather live here than the snooty old coast, if I have this much money I can uber it anywhere anytime around town if I feel like going out. The park is nice, only thing that sucks about this location is all the train tracks and the street level presence in this spot’s most interesting feature is that it is basically a wind tunnel. Oh and the Jewel and Target nearby here is quite ghetto, but again if I have that much money, probably getting stuff from whole paycheck anyway
Also not a fan of the “light floors” in here. I know they are the ‘new in thing’ but they look kind of 90’s to me. Also those white cabinets with the see through cabinets, not a fan of those either. Everything else looks nice although it seems a bit cramped for 3000 sqft, the rooms don’t seem huge or anything, so where’s all the space?

cman Russ, they don’t have time for that, I mean they’re only going to make probably a minimum of $40,000 on this transaction they can’t be expected to do something like that
The views are fantastic, but I’m not impressed with anything else. I would choose that single family home a few blocks west over this unit.
this place needs some recessed lights in the living room and kitchen. i’m curious if those 2 ceiling fixtures properly light up that large living room. finishes are mediocre for that price.
@Sonies, but you don’t at all hear the trains (at least in higher floors) and they are endless source of joy to toddlers (ok I know you were too smart to make one :))
Sonies, lack of floor plan is especially egregious in this case since this is a relatively new development. Floor plans are available from the developer.

Still developer owned, so it gets a big break–the AV is 34,579. 3501 has an AV of 120,925, and 3601 is 143,676. So, will go up about 4x or more shortly after the sale.
Lot of awkward angles and cut out openings and doors – not enough attention paid to actual livability of living space and too much to exterior form here. Those fan coil units are really obtrusive to me despite being painted to match the walls. I too question the two ceiling lights, but I don’t think recessed lighting is possible, but at least there are ceiling boxes which you don’t get a lot in concrete slab buildings. Great views though and there aren’t many evening trains and none overnight.

i’m sure it’s not. ceilings are most likely skim coated concrete. this is one thing that separates a luxury buildings from others…drywall ceilings!
Awesome unit. These places are great on drizzly and snowy days, you can sit at the window and watch all the suckers stuck in brutal gridlock on the surface streets.
How can you beat those views?
I’m torn, I don’t believe it’s a true luxury location, however I agree with Russ that the South Loop is developing nicely, so that it’s no longer a golden prison location, there are now enough places to frequent nearby and access is pretty good.
I think Mark Giangreco lives in this building. Chicago doesn’t have any bona fide celebs anymore now that Oprah is gone. It’s hilarious that our celebs are “newscasters”. “Wow, is that ‘Lou Canellis’ at the other table?!!” Bill Rancic doesn’t exact equate to real celeb either.
PS I’ve asked this before, but what is so different about stackable W/D versus side by side?

I love this building. This is one of the few modern high rises I see that I really, really like. I viewed the building when it opened, and love the views, the spacious feel, and the immense windows.
Are those taxes for real? Those were ridiculously low even for the lower prices for these apartments when the building first opened. My memory is a little foggy on the prices, but I remember that the price of a unit like this was somewhere around $1M, which means the taxes were far less than 1% of the MV for NEW construction.
That’s really something when you consider that a 3/2 in an 85-year-old West Ridge building that I looked at, that was priced at about $100K in 2013, had taxes of $5500, or 5.5% of the MV.
My taxes are 1.5% of CMV.
Even if the taxes for this unit double, they will be extremely reasonable as a percentage of the CMV, if it sells anywhere near this price.

Typically side by side are bigger capacity and cheaper. The bigger difference is front loading washer versus top loading.

not anymore. i have a full size front loading washing machine and dryer that are stacked. you just have to buy a $30 stacking kit to attach the two.
@helmet…… Washer Dryer — I’m living with a stackable after a lifetime of side-by-side. It’s a small thing but when you’re folding clothes it’s nice to have the dryer top or the washer top as a bit of a work station. If you want to spot treat something you can do so and leave it on top of one of the units. If something’s not 100% dry – same thing. And I’m fairly fit but bending down to get stuff out of the front-load washer is not my favorite thing either.
I think the way to go is full-sized, front-loading, side-by-side w/d that are elevated on a few foot tall platform (which can also serve to hide some plumbing, floor drain, etc.).
@sonies in what way are the Jewel and Target ghetto? I shop at both and don’t find them to be “ghetto.” Anyhow, I used to live at 1235 S Prairie and now at 910 s Michigan. The trains have never been an issue and it’s not like they run all night either.

Yeah- the light floors are “in” on both coasts already so it’s only a matter of time before Chicago starts adopting them en mass. And then what happens to everyone who stained their floors that dark walnut?
Good question. Is it possible to sand out the espresso color from oak floors? how do you get them light again?
Funny, I have light hardwood floors in my house. They went out of style and now are back in style. We just met with a kitchen designer about updating kitchen and she told us to leave the floors the light color.

Dark walnut aka “espresso” floors look a thousand times better than the light wood so they leave them alone, unless they’re stupid, gullible and wanna-be trendy. Same thing with cherry kitchen cabinets vs. the cheap white garbage in the new construction.

GE or Frigidaire has been testing pastel colors recently, as well as bright red. I think Coppertone (aka brown) will be the next to come back but some form of green could be next after that.

Not necessarily true. I gutted my house about 3 years ago and installed painted white cabinets (over solid maple). They’re typically more expensive than stained cabinets.
Stainless could stick around, it’s been the staple of professional kitchens forever. And everyone today wants to pretend they have a “chef’s kitchen” to some degree.
I agree with “helmethofer” on stainless appliances. Stainless is classic, like white.
Colors, on the other hand, date quickly, and the hotter it is now, the more undesirable it is going to be when the fad passes. And colors are too taste-specific- bright blue or pink or bright red appliances are a guaranteed deal killer for 95% of your place’s potential buyers.
I love my light wood floors. I will not change them no matter what the trend.
I would love electric blue kitchen appliances. Even if they were readily available, I probably wouldn’t buy them just because it would turn off too many potential buyers.

The colors on appliances seem to appeal to the Betty Boop loving, retro-type chicks who try and dress like they’re in the Forties or Fifties, with the bright red lipstick, and hipster twist and the Lena Dunham waistline with a nose ring That’ll never go back to mainstream
