Is This a Deal? 3110 N. Sheridan in Lakeview

It’s not often you find a spacious 2/2 in East Lakeview with parking for under $300,000 but there’s one on the market at 3110 N. Sheridan.

The listing says it’s an “unbelieveable value.”

Is it?

It apparently was a one bedroom that was combined with a studio unit. Hence, the very large bedroom sizes:

  • Bedroom 1: 19 x 17
  • Bedroom 2: 11 x 15
  • Living room: 21 x 10

Cyd Archer at Coldwell Banker has the listing.

Unit #1710: 2 bedrooms, 2 baths, no square footage given

  • Sold in March 1990 for $220,000
  • Sold in September 1998 for $135,000
  • Sold in July 2002 for $237,000
  • Currently listed for $285,000 (parking included)
  • Assessments of $626 a month
  • Taxes are $1,836
  • No central air- window units
  • I don’t believe there is w/d in the unit

  1. This strikes me as a deeply depressing building. Cheaply finished, ugly, and in need of continual repair because of poor construction. I lease a parking space in it–cramped with alarmingly low ceilings. I’d want to be paid to live here.

  2. It’s not a great or beautiful building, but this place is a lot of space for a very modest amount of money in a prime area.

It seems cheap relative to the 1990 price. Are there any up and coming special assessments, I wonder?

  3. Did anyone notice the assessment cost; no central air either?? NO WAY … this place is ugly!

  4. They are at least 50K over priced. I have a current 1BR on that block under contract and have had a listing this year. 299 for a 1BR in that area, no parking, some upgrading… not a chance.

  8. I can’t get past the 10×21 foot living room. A game of bowling, anyone?

  9. Rooms with windows on only one short end of a 10 X 21 room are deadly. This unit seems to have windows along one long end for the living/dining room. Not the best room size, but better than a cave.

  10. maybe we should see it before judging it based on 2 pictures. and what’s wrong with a studio and 1 bedroom put together? seems like a good idea to me and lots of space!
