Just in Time for Summer, a Huge Private River North Terrace: 333 W. Hubbard

This 2-bedroom loft in the Union Square Lofts at 333 W. Hubbard in River North just came on the market.

During the coronavirus shelter-in-place crisis!

Real estate isn’t stopping even though the city has been put on a virtual lock down.

The Union Square Lofts was converted into lofts in 1998. There are 217 lofts.

There are several buildings around a center courtyard, a doorman and a parking garage.

This is a corner unit with 15 foot ceilings and large windows on two sides of the loft.

Both bedrooms have windows.

The listing describes the kitchen as a “Chef’s kitchen” and has white cabinets with a breakfast bar and luxury appliances by Bosch and Wolf.

But the selling point of the loft is the South facing “almost” 1000 square feet (the 2015 listing says its 900 square feet) private terrace with an outdoor kitchen.

The 2015 listing said that there was also custom lighting and irrigated planters on the terrace. It’s unclear if that is still the case.

It has the features that buyers look for including central air, washer/dryer in the unit and heated garage parking is included.

The loft has come on the market at $950,000 which is $25,000 below the 2015 purchase price of $975,000.

Will the huge terrace get this sale done quickly?

Zachary Koran at Compass has the listing. See the pictures here.

  1. The HOA is nuts, they have to be paying full freight on the outdoor area

Kitchen blows, and some fancy appliances isn’t going to change that.

    FP is pathetic

    Crap pictures.

  2. almost a million bucks for a terrace overlooking that hideous parking garage and listening to the calming sounds of the S turn on the brown line. I wonder how ugly your neighbor’s terrace is for the stager to cover it up with a bunch of black sticks lol

    no thanks

  3. “Assessments of $1818 a month (includes … snot removal…)”

I don’t see that in the listing.

$455k + cpi = $720k + call it $30k for the better appliances and fixtures = $750k. Add another $100k bc the hood is that much better, but not more bc there are so many more alternatives.

    Gotta *love* the terrace.

  4. The assessment includes quite a few things, but maybe including “includes” before every item made them think it looks like it includes more?

Includes Heat, Includes Water, Includes Gas, Includes Parking, Includes Common Insurance, Includes Security, Includes Doorman, Includes TV/Cable, Includes Exterior Maintenance, Includes Lawn Care, Includes Scavenger, Includes Snow Removal, Internet Access

  5. definitely a far more impressive list than

Includes Heat, Water, Gas, Parking, Common Insurance, Security, Doorman, TV/Cable, Exterior Maintenance, Lawn Care, Scavenger, Snow Removal, Internet Access

it “includes” an extra line of text on this website!

  7. What’s really cool about this place is that you can go out on the terrace and belt out Livin’ on a Prayer with the rest of your neighbors. That’s worth $600 a sq ft, at least, probably a lot more.

LOL. Upvote from me on that post. I think that s*it is so obnoxious.

  10. Nothing here that really screams “$1 million” unit, except maybe the terrace. But I hate this location. You’re basically between two alleys, no real street. And the elevation of Orleans to the west is just plain ugly. Like living next to a highway overpass.

  12. “No doorman”

They’ve had a doorman for a long time, actually. I think the issue really is that you have to be buzzed into that main courtyard, don’t you, before you go into the area with the doorman.

It’s been a while since I’ve been in the building though.

  13. Almost a mil for a 2-bed with two windowless mediocre baths and a micro-hood? Where do I sign up?

Love the outdoor space but would feel like I am being observed constantly while out there under everyone else’s balcony.
