  1. great place – but really not within walking distance of anything decent. Once you are in for the night, you probably wouldn’t go out again. you would pretty much be a prisoner in your own castle!!

  2. This is a cool terrace with an interesting view. The extra bonus is that the setback for the terrace will act as a slight buffer for the train noise coming from just below this place. My wife’s condo (that we currently rent out) is on the 10th floor at 1717 Prairie and looks right at this place. I can tell you from personal experience that the trains can be noisy.

    Even with the cool terrace a 3 bedroom with 1650 sq. ft. may sit for a while at 600K. Perhaps a Bears fan will just have to have this unit!

    I do like this one way better than the unit with the big terrace in Edgewater. They had more privacy and were up much higher but 1800 south is a much better location for the proximity to the loop.

  3. Actually, there is plenty to do around there without having to walk too far. Kroll’s is at 18th & Michigan and there are plenty of other restaurants within walking distance of the place (unless you’re afraid of walking more than a block). I’m not sure why so many people diss the South Loop all the time–seems they never get down there to actually enjoy it.

  4. Clio – I am not the biggest cheerleader for the South Loop and used to tell my girlfriend (now wife) that I was not allowed past Roosevelt after dark. I can truly state that there are plenty of options around this area to eat and drink. Cabs are plentiful and the area to the north is quite safe. Unless you are a really nervous type I do not believe that you would feel like a “prisoner in your own castle.”

    Perhaps 10 years ago but not today.

    Clio its not that bad, Sloop is nice at night and not at all scary. If a person is scared hear at night then the have some issues and need to go back to iowa or wrigleyville where the belong.

    the only scary thing about the Sloop is the condo market there and the retail spaces., its a gamble a scary gamble

  6. im confused, clio, why you would say that your are a “prisoner in your own castle” as well.

    the lakefront bridge to solider field and the lakefront path is literally a 3 minute walk from here, there is a lot of green space in the area as well with a park for kids on 16th and prairie.
    there are some great restaurants on michigan avenue which are a 8-15 minute walk from here (south coast, zapatista, grace o’malleys, gioco). in addition, you can walk/take a short bus ride to the loop. if you walk this neighborhood, you will see a lot of young professionals, families with young children, people walking their dogs.

    i’ve never had anyone ever harass me, ask me for money, ever…and my husband has lived here since 2007. i actually was asked for money more off a red line stop in lincoln park than i ever have been here. just saying..it’s not what it was 10 years ago.

  7. I’ve been asked for money in the South loop but it but that does not bother me.

    I have not been up to Ravinia yet this summer but I would not be shocked to see those suburban kids sitting outside the parking lot playing the 5 gallon bucket drums and begging for money to go back to college. Mom and dad took big hits in the market and many of their fancy North Shore homes are under water. Times are tough all over.

    The only difference is that they have likely showered and would give back anything under $10. “Can’t you spare a $20 mister?” “My Ed Hardy T-shirts are expensive.”

  8. the terrace is awesome!, the price i’d prefer it would be a lot lower but I could see people looking at it for 100K less incl at least 1 spot. as long as the outside sq ft isn’t included in the total.

    assmts. are reasonable and include everything; since the building is newer i’d look at the health of the association.

    the area is great (nice, quite, and trees too!)

  9. I’m confused by the pics of the kitchen. Seems like the realtor mixed up 2 different units? The pic taken from the dining area shows glass upper cabinets and a different layout from the other pic of the full kitchen.

    Took me a while, but it’s the same place. Perspective is really weird. Either way, the kitchen is kind of a drag.

    I know that we’ve eaten at Zapatista a few times so far this summer with our 1.5 year old, on one occassion joined by another couple with a 1.5 year old. We could certainly have given the casual observer the impression that we live in the area (when in fact we were down there for the Printers Row Lit Fest, the Shedd, etc.).

    They did a great job at photographing the terrace so you don’t get that building across the park. I don’t think it would ruin the view, but seems a little shady not to show that when you got 5 pics of the outdoor space. (you can see it in the office pic)

    If it’s still available when I’m looking next year I’ll definitely check it out. Area isn’t prime sloop, but it’s close enough to everything. Up to Roosevelt is a 15 minute walk, and there’s tons of stuff on the way.

  16. I would say most kids that live in South Loop go to school @ Old St. Marys which goes up to 5th grad. However, most SL families are with kids still in strollers though,

  19. The 1717 building blocks the loud screeching noise the trains make when rounding the turns, just north and west of this building.
    Only a slight rumble when the diesel locomotives go by.

    As for neighborhood, Flo & Santos is at 13th and Wabash for fine Polish/Italian dining !
    And Reggies, at 21st and State had many beers and varies music.

    I live in the building and the condo assoc. seems to be in good $ standing. They are currently reworking the lobby. (as part of the settlement with the developer)

  21. well since no one is talking about price….600k seems outrageous, no? 601k at the peak of the bubble makes me think ~500k now.

    For this price you could buy a nice 3 BR place with comparable sq footage in much better areas, albeit without a pretty sweet terrace.

    My guess is high 400s to low 500s, but i really don’t follow this area all that much.

  22. the building in the office photo is 1717 S. Prairie. It is set back far enough to keep an expansive view. Even if that building was gone from the 6th floor you would not have a great view of downtown anyway. It’s not like you are sunbathing topless either as all your neighbors are looking down on this terrace.

    Can I let my dog pee on that terrace?

    I’d buy one of those big fake grass pet things. Then all your neighbors can watch rover take relief on the big terrace!

    Funny someone would ask this. I live in a tower and the 5th floor units are located above the garage level and therefore have very large terraces, many of which are dog sh_t areas for the unit owners who have these large outdoor spaces . I find it disgusting to look down from my so-called “luxury” unit and see all of the dog sh_t on the terraces below, but do not want to raise my voice at a homeowners meeting as they would know who complained. Is this allowed in most towers?

There are about five to six daycares within 15-20min walking radius (Mary Sear, Rain Forrest, Kindercare, Summa Cum Laude Early Learning Center, Detour 2 Discovery), with SL Elementary (public) and St Mary (private) anchoring the next step of schooling. HS offering is pathetic however for the vicinity.

    Go to Cafe Society’s (18th and Indiana) outdoor patio on a weekend morning (9-1), you’ll see kids and strollers coming and going non-stop. The entire first floor of the building Cafe Society is in has been completely renovated this year to become an indoor children “park” (great for those winter months).

    At the risk of sounding like a shill, it’s a great neighborhood for family with infants-young children, dog and wanting that short commute to loop/lake front.

  26. I’d speak up at the meeting! I have two labs and understand why they appreciate the bonus of having a dog poop terrace especially on cold or rainy/snowy nights. It still does not excuse them from cleaning it up every day.

    If you are afraid to talk openly at the meeting then send an annonomous letter to the board president and ask if it can be read at the next meeting. Unless you are the only unit that overlooks that terrace it should keep you anonymous.

    I went through Devon and Elston. Lots of little bungalows, etc. East of Superdawg? Is the area polish? What is this area called? Seems like real Chicago.

    some call it gladstone park, some say norwood, some say edgebrook, all three of those hood “touch” superdog and few blocks up milwaukee its Niles.

    doode i will always go to my staple of when we go visit our friend in jeff park on major ave and higgins. we walk our kids to the park and on the way end up talking to random people/neighbors for like 45 minutes. kids on bikes even say high while riding by. if i needed to commute to the loop for work i would live here.

  45. I grew up in Edison Park. Mom still lives on one of the “O streets” west of Harlem and south of Touhy. It is still a great place to raise a family. When I grew up the place was filled with cops fireman and other city workers. There is still a great mix of them as well as a contingent of middle class hard working people.

    Aside from plane noise the area is quiet. There are well kept lawns, happy people, and decent mix of brick bungalows/georgian style homes. Many have well planned additions added in the 70’s and 80’s. These homes do not feature designer finishes. The room sizes are average and closets are small but they are solid well built structures that will be around in another 50 years.

    Don’t know much about the schools other than Ebinger is the local GS and Taft is the HS. I attended catholic schools after 4th grade.

    to me its not eye smiling to have brick then a vinyl siding new top floor. but i understand why they do it.
    you are correct that the plane noise is a pain sometimes when the window is open and yo get a low flyer.

    the block parties are AWESOME there. you get the chicago cops in “uniform” and a kilt rocking the bag pipes at every one.

    It’s cheap!! It would look just as ridiculous with hardy board or any other wood siding substitute, but brick would be too expensive (mostly b/c of the structural challenges, I think).

  49. I’d hardly call Grace O’Malley’s and Zapatista great restaurants; pretty damned lousy IMO. On the other hand from south Loop you can easily get to the Mexico Steak House on Archer in Bridgeport; that IS a great restaurant.

    The Weathermark tavern on Michigan at 1500 south has very solid food.

    yep its cheap and maintenance free, IIRC brick wouldnt be able to maximize space, do to arranging support and stuff. Plus with a 250k-400k place you dont really want to spend that amount of duckets there would hardly be any ROI. but most edison park HO live in their places a long time so i guess its just a cash availability issue.

    my one cop buddy out there has a 2/1 brick home which he is planning to do an addition on top in the next 5 years, they started saving for it last year they told me. so i will let you guys know how it goes and the costs.

  51. If we are gonna talk about food, I agree Grace O and Zapatista suck. However, arguably, there are plenty great options around. I’ll list the ones I visited and liked. For brunch, there’s Bongo Room and Yolk; For cured meats and sandwiches, there’s Panozzo (supposedly gets some their meats from Salumi, Mario Batali’s dad’s famed shop in Seattle); For sit-downs, there’s Chicago Chop House (Steak), Opera (fusion Chinese), Cafe Bionda (Italian), Cafe Valencia (Tapas), Opart and Ma&I (Thai); For Sushi, South Coast and Triad; For Pizza, there’s HomeMade Pizza; for Diners, there’s Eleven City Diner and long running Manny’s; Last but not least, every Sunday, awesome mexican/hispanic food at Maxwell Street market.

    All within 15min walking or 5-10min driving. Let’s not forget Chinatown is just half-mile away.

    Groove those are bad examples of the additions. I’m thinking more about the ones done 20 years ago on the georgian homes and bungalows. They eat up some back yard space but most were done with brick that actually matched the homes well. All my neighbors had them done when I grew up. We lived on Ottawa and did not have an alley in back so even with the addition we still had a decent sized yard.

    The newer additions on the small homes look silly. Especially when they are surrounded by one story homes. Cheap and odd. I guess that this is what has to be done to efficiently use the space and lot but it is not great.

    The neighborhood cops always had the best fireworks on the 4th of July. They also never had a full case of any beer. It was mix and match. This is because back in the day they would actually keep all the confiscated booze and or fireworks that they took from the minors. Knowing what I know now I’d suspect that some also kept the drugs too.

    Jp3, edison park is a great hood that most here dont get cause it aint RN or LP. which i guess is a good thing as prices stay “low” and we may end up there for the long haul.

    I’ve heard many people complain that more than a few EP bound people no longer think of the area as “low priced” Most of my friends that grew up there can not afford it and are currently living in places like Gurnee, Kenosha, or Crystal Lake. Uggggh, not thanks!

    i will agree that the area is a bit higher but its a place you stay for 10-15 years so its worth it. If you want the deals cross over to olympia park or a stop light away and stay close to nagle.

    yep,that area is about 50% polish people.lots of irish and some hispanic neighbors too.i believe the *new* term for the neighborhood is norwood park east. but groove is right,a lot of people call it gladstone park.

    jp3-i grew up on ottawa in EP.very few transplants there,a lot of the people there actually wound up buying thier parents,or a relatives house. the taxes are a bit steep for me.

    i used to drink in nicks over in EP years ago,have you been in there lately? used to be a dive.

  57. Back in the day I was more of a EPI, Snuggery/Moretti’s and later the Emerald Isle. Nicks was a great dive. Had one friend that was always there. wonder if they are still doing kareoke night?

    Totally agree that the taxes in EP are high but worth it for the hood. If things have not changed I thing this area is the only ward in the city that elected a republican alderman. Is Brian Dougherty still in power?

    i had a buddy a while while back that ran the valet over there (well that whole strips valet).

    Zia’s has a wonderful lamb dish 🙂 and a perfect bartender that knows how to mix and those two are the reasons i trek over there.

    morretti’s we start there once a year in august for a buddy’s “guy night” birthday. i love the huge outdoor dining, just wish the food was good 🙁

    the bar next to morretti’s (forgot the name) had karaoke, went once and was “asked” not to come back ever again. (it wasnt because of the singing, i think?)

    don’s, i still dont understand the residents obsession with it. for me i would rather hit the TBK across from the harlem stop.

  63. dougherty is still the alderman over there.he was in the news about a year ago,got into a fight with a city paramedic who was called to his house after he,ahem,fell down.
    i know they had a video clip of him on youtube awhile ago,some disgruntled (lol) city workers had filmed him leaving emerald isle and driving home after drinking.

    i think one of nicks kids runs the bar now.nick must be in his early eighties by now.
