Got to love the property tax break for historical homes. I pay more and my place (which is in the same neighborhood) is not even worth half that much.
It’s totally gorgeous home but I wonder about the location. It’s pretty close to Irving and the expressway, which is an extremely noisy, ugly intersection, and it overlooks the parking lot for the YMCA.
I wonder what condition it was in when it sold in 2002.
Just digging around on the rehab history of this house house turned up an article from Chicago magazine. The home has been on the market since 2007. Back then, it was priced just under $1.5 million.

It appears that the 2002 buyer added the master suite and redid some of the basement, at a minimum.

I assume the $1.99M start on the listing was a feint to make the ‘reduced’ price appear to be a ‘steal.’

I actually think that’s a great location, but I like the convenience of being right by the L and expressway.
Was it the same realtor for all listings, G? The feint strikes me as really silly since the price drops are so easily found. Or are we to assume a buyer’s agent wouldn’t share that with a client?

Not hard to see why they dropped this under a million. There have been no sales over $1M in 2009, 1 in 2008, and 3 in 2007 for the Irving Park neighborhood. There are currently 10 listed over $1M.
Even if once considers the 2007 sales (I wouldn’t), the current supply is over 7 years.
What I meant was that the price drop doesn’t look so massive when you realize that the house had been priced for half a million less one year earlier. So I don’t understand why a buyer would be taken in by that tactic.
Looking at the other properties in the price range, I really think this one is among the nicest in 60641. But if no one’s buying in that price range…

4200 for 5/4 and this much size? Wow… that is a good deal for a rental. A 1 br condo this nice in LP/gold coast/streeterville is like 2k… so damn…yeah if you want a house, it’s a great deal (esp if you work in the burbs and have to take the hwy every day). The interior was nicely redone. I wonder if you get hwy noise / smog though?
This is a gorgeous house–but it’s next to a Golden Nugget (like Michael S said) and across from a YMCA that offers housing. Oh, and the highway pretty much runs through its backyard. Ugh.
If that place has decent sized back yard, there’s a lot you can ignore. It’s just beautiful.
This is a wonderful home beautifully restored. I toured it on the Oip housewalk a few years ago. Its a great home in a great location with a master suite to die for. A million is a deal for a home like this. The golden nugget and the highway are pretty much non-issues. This is truly a unique property in a unique area that blows away 99% of the million dollar homes in most residential areas of the city.
Nice house for sure, but….there is zero rear yard. Look at an aerial and you’ll see that a commercial building fronting Irving Park is direct against the rear of this house.
Therefore, they are going to have to drop at least another 100K.
