And while the market may be hotter, it is still listed $90,500 under the March 2010 list price.

This listing could use a floorplan. So where is the TV? The FR is located on the 2nd floor, but the kitchen is on the Main level. So, you have to cook your food, then walk it all upstairs just to eat in front of the TV? That’s not the way condo types live. They like access to their kitchen and TV close-by. Too bad the sink is in the corner like that, it should be in the island.
Why not live in a townhouse? Its way better than living like this, I am NOT a fan of duplexes, and triplexes are 50% worse

So the master is on the 2nd floor and the 2 other bedrooms are in the basement? Doesn’t lend itself to a family with a baby or young kids. Other than that, it seems like a nice space. But with a limited market given it’s odd layout…

Try the Loop Tavern (tap room) at the liquor store @ 1610 W. Chicago: cheap, dive, diversity
El Taco Veloz further west is actually a sleeper, great place late Sat to listen to Mexican music and down cheap Tecates.
Not much around this particular location.
There is seemingly a focus on “green zone” properties in Lincoln Park, Lakeview, North Center, Lincoln Square, etc. This listing made me curious about the neighborhood and single family product (3+ bed/2+baths) in the area of west town. Pricing is higher than I expected for this area. What’s driving the value here? Proximity to the loop?
This is also in the GZ. West Town is GZ too. My opinion is that the GZ-within-GZ areas you mentioned ( Lincoln Park, Lakeview, North Center, Lincoln Square) represent a type of “bubble”, and there’s enough people in Chicago who have enough of a non-conformist streak to choose West Town, Bucktown, etc. I also think there’s some who view the bubble hoods as having too much traffic and congestion, and living in West Town offers them more personal freedom with the car. And proximity to the Loop helps this location as well, you’re right. I could be totally wrong about all of this but that’s my impression.
Mitch asked about the hood & pubs : This part of W. Town/ E. Ukranian Village is at best OK vs nice but it’s improving pretty quickly – it looks rough when you travel on Chicago Ave. for 2 blocks either side of Ashland, as well as a few blocks of Ashland either side of Chicago Ave. Redevelopment of commercial lags behind improving demos in my experience. But huge current concerns for newer residents include gang banger shootings, burglaries, car break-ins, etc. These tend to go away as low income previous residents move west.
Lots of nice bars/ pubs in the area west of Wood St along Chicago – I like Roots @ 1924 W Chicago ( pizza’s just ok but nice pub vibe) & High Dive (1938 W Chgo) is also cool; many others here and along Division, 4 blocks north. Good Japanese restaurant – Arami, small Japanese sushi place @ 1829 W Chgo. Ruxbin, @ 851 N Ashland is an incredible but too popular newer BYOB restaurant! Lots of local Mexican places – I like the two seafood joints on Ashland two blocks north & Tecalitlan @ 1814 W Chgo for an El Jardin style experience – great margaritas/ ok food at reasonable prices. Also El Valle @ 806 N Winchester! I’m hungry so I better quit typing!
This has a lot going for it: space, high ceilings, wider than a typcial townhouse, lovely English garden by the English basement. Easy access to Loop and highway. And if you only need to go upstairs to the master bedroom and “family room” (which might be better termed master sitting room or bonus room, or the toy room if you want to keep the children’s toys out of sight) it’s not bad to have three levels.

Okay..back to topic thanks for answering…I think its fascinating ..and good that people take the of chance in living in a changing hood. I guess I’m just a suburban hillbilly fascinated with city living. I’m just glad coyotes are the scariest thing prowling the night by me!
OK, ignoring pretty much EVERYTHING that came before this, and as a resident of the area, it’s definitely up and coming. Pretty major new rental and condo developments are happening on Chicago between Wood and Wolcott, a beautiful vintage building on Marshfield and Chicago is being restored (with a large restaurant space on the ground floor — still unleased as far as I know), and lots more happening. We seem to be getting the less douchey aspects of Division spilling over onto Chicago.
But please, people, grow the fuck up.

No offense, but that’s been said since 1998, and that’s 15 years ago. The level of retail vacancy along Chicago Ave. directly south of this location is high. There’s still a thriving Pollos Vivos place at 1636 W. Chicago Ave. at Marshfield.

We bought in the hood last fall and are very excited for it. As for transportation, you are very close to the Chicago and Ashland Buses. Our tenants take those pretty much everywhere. For bars, you may have to walk 2 blocks east or west, the horrors! Also, they are trying to do a lot of devolpment on Chicago, and seem to be making some progress. We are very interested to see what will happen in this hood over the next 5 years.
