It is an interesting unit but over-priced. I wonder if it is on the corner of Armitage or back on Oakley. Being on the corner of Oakley and the alley would be far preferable than on Armitage.

This will be an interesting one for me to track as I also have a 3/3.5 triplex not too far from here. BTW, no way this is close to 2500 sq. feet unless you count that rooftop deck.

Discounted from what? SFH’s are detached properties, triplex condos aren’t. Apples and oranges.

I feel like some professor who hasn’t bought anything new in 20 years lives here. I’m surprised they’ve only been here 3 years, it looks like they’ve been there forever.
I like the idea of the place but the photos and the floorplan make it feel really small.

Discounted from the same condo that is on one level or a large duplex. Most SFHs have a garage, yard and no neighbors.. cannot compare a triplex in a condo building to a SFH. The same space on one level, possibly two levels, would be worth more $$$.
Has a very Euro feeling–Kitchen, Courtyard enterance, etc. I feel like I am looking at an ex-pat RE blog. I kinda like it, but would never consider it.
I like the layout, or maybe more accurately, the concept of the layout. Living and entertaining on one floor, two bedrooms on another, and a deck, den, and guest room on the third.
I think the photos might be an issue, what a surprise. According to the floor plan, the entertaining area should be an open space, but all we have are photos that show small slices of the discrete pieces. If the plans are to scale, the rectangular living area looks to be about 24 x 30, which is not huge but is not terrible.
Finishes look cheap as chips.
Location is not great. Being on Armitage this close to Western is not ideal Bucktown. At least you have late night drunken eats courtesy of Arturo’s.
And obviously the price is absurd. I know folks with better SFHs in better locations in the neighborhood who paid around this price (maybe a tad more) during the bubble.
I usually only put realtors on the BLACKLIST! when there is some intentional malfeasance, but using photos shot with a zoom lens might just about get one on there as well.
Sale price definitely starts with a 5 in this market.
They’re allowed to count the deck in square footage, aren’t they?
The photos of this place are a crime. Take clutter and add bad photography and who knows what the place actually looks like.

not really, that is a very nice slab of marble on the island and is that leather on the island too? Nice sinks and frig.
The cabinets look like they could have easily come from IKEA though.
Yup, the only decent part is the marble slab which is not enough.
Taking another look at the kitchen, I do like the leather or whatever it is on the peninsula, but those sinks look useless! Good luck washing the roasting pan after cooking Thanksgiving dinner!
My brother used to own a triplex in this building. When I saw the address I secretly hoped maybe somehow it was his old unit up for sale. It’s not. It’s a yukky building, noisy courtyard, you can hear every person who walks up and down those clanky metal steps (which are super slippery in the winter). Each floor is tiny/cramped-feeling. And although my brother called this Bucktown or West Bucktown, it’s just not. Best thing is walking distance to Margies Candies. That’s about it.
I waited for the storm to pass before weighing in on this one. I live very close to this place and wanted to see what people think of this place as a barometer for potentially selling our place.
I agree that this place is overpriced. The triplex layout is interesting, but the choppy feel of a townhouse comes with that. I also agree that the staging/pictures are unacceptable for trying to sell a $699K property.
To answer one question, I believe this place is on the corner of Armitage and Oakley (above a spa). I don’t think this would be much of an issue for the deck/top floor, but the lower floors would be fairly streetside.
As far as the neighborhood, I had to laugh at some of the comments. Someone was concerned about a shooting there a year ago. That’s funny to me. Are you concerned the shooter is going to return to the scene of the crime? There’s random violence just about everywhere in the city. The comment doubting that this is Bucktown and saying the only good thing about this place is Margies — ha! Perhaps you could say it is Logan Square, but from a feel of the neighborhood/proximity to things, this is clearly Bucktown. Not even West Bucktown. Anyone who says that the only good thing about this area is Margies probably hasn’t spent much time here. There are great places within a few blocks of here — Floyds, Map Room, Antico, a new Euro grocer (Sacco Bruno), Takashi, Bristol, DuChamp, Silom 12, Coast, Toast, La Guardia…(I wouldn’t put Margies on that list — sorry doczie!)
Anyways, I will watch this place with interest. Does anyone want to take a stab at what this place realistically will sell for?

Absolutely. I’ve never seen a definition of bucktown that would exclude this location. It’s in the Logan community area but so is all of bucktown. If there is to be such a thing as bucktown, this is certainly in it.
Never heard of Sacco Bruno, will have to check it out.
I don’t pay close attention to condos so don’t really have a view on price. It’s hard for me to see it being price competitive with something like this place for example (which did go under contract quickly) but I have a strong preference for SFH:

Hey DZ – lost your email – was going to send you a message — Sacco Bruno is not open yet, looks to be opening soon at the corner of Leavitt & Armitage (and Antico is across the street, very good). I was surprised to see 2017 go under contract so fast – it’s a pretty blah looking house from the outside.

I just discovered 90 Miles Cuban Cafe just west of here. Great place.
The place sold for $675k – absolutely not worth the money. There is a HUGE difference in terms of the nighborhood dynamics, safety, demographics, etc. once you cross Western. They overpaid regardless of the generous sqft.
Plouton: This unit never sold. The listing was cancelled in May. You’re looking at the 2008 sale.
And, by the way, it’s NOT west of Western.
I stand corrected; however I still maintain that the place is way overpriced. I know exactly where the place is – across the street from a cleaner and a bar. Several bank-owned properties on that stretch of Armitage (between Damen and Western).
What are the bank-owned properties? There aren’t any on the market currently. There is one short sale listed.
It doesn’t really matter if you think it was overpriced- as they withdrew it from the market without a buyer.
