Place seems a little overpriced. No CA and depending how the boiler/radiators are run, no parking and no W/D are not pluses.
this place is not even close to 1200 sqft if the floorplan is accurate, its like 900, who you crappin!
also no air, parking or W/D and this thing screams college student rental, albeit a very nice one
When we were searching for condos 4 years ago we looked at the unit on the first floor at the corner next to Webster. It had lots of cute details and very unique, the shared, back patio was really nice. The floor plan just didn’t make sense though and without parking it wouldn’t have worked for us.
One advantage, at the time, was being across from Local Option…now we go in there and the music levels just blow out our ears. But maybe we also just got older.

You know how R.E. agents are with stretching the facts.
The tiny second bedroom doesn’t have a closet.
“And BEACONS tons of light.”
What the heck is the listing agent trying to say here? Did they mean “beckons?” Even if they did, it doesn’t make much sense. I see a lot of illiterate language in listings. I hope it doesn’t speak to declining educational standards and people never reading, but I guess it does.
Calling this a 2-bedroom is quite a stretch. It’s really cramped. Seems more like a rental. A nice rental, but a rental. It’s obviously not big enough for a couple and their kid (at least not by U.S. standards). Not having a closet in the kid’s room is a real problem, as I can say from the experience of raising two kids now in college and high school. Especially when they’re little, they accumulate so much junk (and you need somewhere to store the diapers and the clothes from well-meaning relatives).
I could see this being a very nice pad for an older couple looking to retire, if it weren’t for the stair climbing. I like the location, too, and the back porch is nice. The price seems pretty high, but you’re paying for the neighborhood. It would be $100,000 cheaper in Edgewater.
It’s cute, but definitely for a single person or couple, and even with the location I wouldn’t be willing to pay $415K for it. The second bedroom might work as an office, but even so, and even though I’m a fan of separate dining rooms, the living room is awfully small.
I don’t think college kids would like it. Unless the price was really right. This does scream London to me too. Really small place with a big price tag. Even the shower is ridiculous. Cheerio old chaps and good luck on this one.
I actually almost bought this place last time it was on the market. The listing photos do not do it justice. Its a great space with exposure on two sides. The second bedroom (sans closet) is adequate size. Some clever built-ins could really make that space make more sense. The master bedroom is huge and could definitely be subdivided into a large walk in closet and bedroom. The outdoor space is great. I also recall there being laundry in unit. The price may be a stretch but the unit is nice.

They’ve done some updates since the 2014 purchase. With appreciation, it’s not THAT far off, but definitely over market value. Tough sell, but it’ll find a buyer.
