Little Fockers Was Filmed Here! Does It Matter? 840 W. Wrightwood in Lincoln Park

This 1894 corner building at 840 W. Wrightwood is so quintessential Lincoln Park that Hollywood decided to use it as a backdrop in the movie The Little Fockers.

You can see the building for about a half a second in this trailer (seen near the end.)

The listing also fills you in that it is a famous location- in case you never saw the movie.

This 2 bedroom unit has all the things that buyers are looking for including central air, washer/dryer in the unit and parking.

But, like a lot of vintage units, it has just one bathroom.

The unit has hardwood floors and exposed brick. The kitchen has cherry cabinets, stainless steel appliances and granite counter tops and an island which is open to the living space.

Since it came on the market in mid-October, it has already been reduced $55,000.

However, it is still priced $34,900 over the 2007 purchase price.

A lot of Lincoln Park 2/1 units don’t have all the features of this unit (especially the parking.)

Will that allow this unit to get a premium to the 2007 price?

And does a buyer care that Little Fockers was filmed in front of the building?

    So, the logic of the realtor was was third rate, sequel to a sequel, movie filming in a one bathroom apartment, warrants a 90k premium over the hyper-inflated 2007 prices, after the biggest real estate bubble in US history pops?

  3. Asking more than 2007 pricing is insane unless there was a gut rehab. I do think it’s cool that little fockers was filmed here though; I would probably pay an extra $500 for that.

  7. I don’t get the pricing on this. Unit 2 sold for 319 last December, and looks to have an identical floor plan and included parking.

  11. In all seriousness though, lower $300ks does seem reasonable. I really like the built in bookcase wherever that is. (I can’t figure…is that in a hallway?)

    I also like that not only does the realtor advertise Little Fockers but also the 33″ cabinets. I’ve never heard of those before. 36″, 42″ yeah….33″ must be for short people?

  12. Great location, and amenities are good considering the age of the building, but I agree with others that this is too much to pay for a 2/1. Also, I dislike exposed brick, but that’s just personal preference and I know some like it.

    The living room and kitchen look really cramped
    One bathroom
    Shared “deck” space
    Outdoor parking
    Pros: Location

    I think $325K would be a more appropriate list price, with just over $300K as the ultimate selling price.

  19. This place isn’t bad, though I can’t see it going for more than the recent onsite comp (#2 at $319k), unless there is something superior about this unit (besides being on the top floor).

    The 2/1 on Webster is much nicer, a bit larger, has a garage space and a half bath, and is in a much nicer location.

  22. I like the place on Webster a lot. However, another ridiculous price and does it get any sunlight with that tall building on LPW practically beside it? On the satelite view, you can’t even see the Webster place due to the shadow of the building on LPW.
