was this one of those new trendy “repurposing” things? this had to be a DMV building when first built, right?
Some buildings should never be repurposed. Old warehouses with casement windows – yes. Institutional/government buildings – no.
The ceiling height feels very low. We are probably spoiled by all that new construction. On the plus side, that covered terrace would be a smoker’s paradise.
I think this is way overpriced for what you get, I don’t like the windows, it’s dreary for that amount of money. I bet it sells for under $300k eventually.
Plus high assessments and small kitchen, there are so many better deals, even for a lot cheaper.
As wretchedly fugly as this is, the location is still 5 times better than the Webster place from yesterday. Much more young a$$ than the Webster location, none of the El noise, and right up the street from the range. With the difference in price, you could also put a very nice boat in D-harbor.
None of that changes how awful this building is, just sayin.
Not a bad in-town; but the ceiling heights only make it good for that or a rental in my opinion.

I was browsing through the CC threads yesterday and came upon a link to the listing and rather elaborate ad (from someone’s post?) about those beautiful townhouses at Lakeshore East. Does anyone know what I am talking about? I think there was mention of having access to Aqua’s amenities (such as the shore club?) with purchase of one of the units.
It’s driving me crazy trying to find this listing….

How is that north view “unobstructed”? There’s a pic showing the view north and it is blocked by that condo building.

Thanks anon. Then the assessment is reasonable for sure. So while this is not a gorgeous place, it might make sense for a young family.
The building exterior is harsh, but who cares. The unit is pretty nice, you have garage parking and are in a really nice location (I personally love the neighborhood). The price is seems pretty good to me and I would certainly call this ELP/ELV, since it sits on the border of LP and LV.
it looks fortress like on the outside but overall the interior seems decent. Thanks for adding three photos on where it is located. Does the realtor think it will be purchased by someone currently living in Dubai or London? Most people looking can figure out were 2800 is located and with a quick mapquest will see that it is just west of Clark. A for effort but a bit overkill. In fact I think that the area is too congested and a pain in the ass. D for calling extra attention to this overdone area.
When I look at this building from the outside, I think I could never live here. Then I look at the pictures from the inside, and the place seems pretty well done. We’re not talking luxury high-end, but just nice finished and layout. I like how the kitchen is semi-secluded from the living/family room. Bathrooms could use a little work. Assessments include just about everything, so that’s not too bad. It has all the features (CA, W/D, and Parking) so if you can stand looking at this building from the outside, it should find a buyer relatively soon at close to this asking price. Maybe another $10K off.

I had been following a condo in this area for a couple months given its closeness to T Joes. I think for rental value it will add a 15-20% bonus on rent. Not sure if it will increase sale values that much though, any thoughts?
