Live In a 2/2 On the Boulevard for Under $275,000: 2808 W. Logan Blvd. in Logan Square

This 2-bedroom at 2808 W. Logan Boulevard in Logan Square recently came on the market.

2808-w-logan-boulevard-approved.jpg

It is listed $45,000 under the 2006 purchase price.

It has some unique features such as exposed brick along a hallway wall.

The unit also has a separate dining room and den.

It has hardwood floors and a fireplace.

The kitchen has white appliances with a stainless steel microwave.

While there is no central air (window units), there is deeded parking.

The listing doesn’t say anything about an in-unit washer/dryer so I’m assuming it does not have one.

Given the unit’s size and the location, is this a deal?

  1. whomever is subbing for Sabrina, they forgot to list the current asking price of this unit…i guess we have to do the math ourselves

    310-45 = $265,000

  2. Sabrina is probably somewhere on a beach, with an iPad in one hand and a fun drink in the other.

  3. The last Logan 2/2 featured on CC went under contract, as did one of the 3/2’s on Logan that we discussed in the thread (ran into one of the owners, who I don’t know well and didn’t know was an owner of that unit, who was surprised it sold so quickly).

  4. whoever picked out that bathroom tile was probably shocked and disappointed when they saw it on the wall – AFTER it had been installed.

Probably a day when the project manager wasn’t on site. Anyone with a brain would’ve stopped installing that hideous marble after about 12 sq. feet.

  5. PS not even, you can see it’s ugly after about 4 square feet.

  6. The marble is very 1980’s hipster esque. Very ironic.

Not all marble is elegant and expensive. Expensive marble, which looks much nicer than this and the veins line up and run the same direction, costs twice to three times as much as the marble 12×12 sold at tile discounters (Tile Store, Tile Outlet, etc….)

  8. It is only Ironic next to the orange wall in the entry way.

  12. I think that the price is probably about right for this one. Probably around $250k gets it done.

    roma

1- Last picture. The construction worker, leaning against the ruler, looking down directly into the toilet, with the shocked look across his face. He’s gotta be callin that last floater a good bowl crossing 14 inches, with an expression like that.

2- C’mon, as a kid you wouldn’t think that was the greatest bedroom in the world?

  18. Thanks for posting that, Roma. I live nearby and had always wondered about that monstrosity — friends call it the Columbian Drug Lord House. It appears they’re not far off…

  21. I wonder if any of the Logan Blvd buildings have any:

  22. Outside of 1111 Hoyne looks fine. The inside needs a wrecking ball, however. What a disaster. But paying $2 mln and being walking distance to Clemente for my kids is pretty tempting!
