    I might read that as they putzed around with the worn 17 yr old cabinets. Not “The listing says the kitchen is completely renovated with 42 inch custom white wood cabinets with a soft close drawer system”.

    I applaud the agent speak if this is the case. Nitpicker Friday I guess.

  2. Always loved the townhomes at this location. Something about a townhouse in the sky has always interested me. The fact they are right next to the pool may help. I can’t remember the other buildings that have them as well but pretty interesting in my opinion.

    I do not think it means what you think it means

    LR/DR is pretty small. Galley kitchen @ $825k and (allegedly) 1900sf is a complete no-go. The original layout/space allocation is terrible and its amplified in a Covid world.

    It looks like they made breakfast nook that isn’t reflected in the floor plans and barely in the photos. Too bad as it could help move the property if it could double as a work area

    Feels like a short/medium term corporate relo.

    HOA seems high for what you get

  4. “1880 square feet — Sold in September 2003 for $844,386” I recall that prices were around $300 psf back then. So this unit sold for >$400 psf? I thought that only the Fordham got to that price. This building is a stepdown in perception from the Fordham and Pinnacle.

    There is a similar building a block south, Grand Plaza, connected to the Jewel which is a great amenity because you don’t have to go out in Chicago weather or lug bags on slushy streets etc. Also connected to the Red Line stop at Grand. Might as well choose Grand Plaza. Both buildings are smack dab in the riot zone however, the Walgreens and Portillos being looted again recently. The BP gas station on Ontario is notorious for gang shootings at night. Transient area and building. No parks nearby.

  5. ” No parks nearby” Little off topic but does anyone recall the proposal in the early 2,000’s to rebuild the post office on Dearborn underground with a full block square park on top of it? It was a super cool proposal and I cant find it anymore. That area would be well served implementing that idea if there was any public funds for such city enhancing projects. Sigh…

  6. “No parks nearby”

    What counts as “nearby” for a park?

    I find suggestions from parks advocacy groups that a 10 minute walk is the standard. Washington Square is a 10 minute walk, per google. Ohio Street beach, riverfront, Ward Park on the river are all less than 15, per google.

    Of course, it also matters that the park isn’t too crowded, which is an issue for this part of the city.

  10. This looks right at the much nicer penthouses at GP just south, overpriced if you ask me. GP amenities blow this place out of the water, it’s not even close: Pool deck has been packed all summer (max of 62 in the water area), many more by the grills and lay-out areas, not to mention the whole other side with the dog park, fire pit, and track. Oh and a full gym with 100lb dumbbells and a bball half-court has been open since phase 4.

    The issue is the rioting. CNN was reporting outside the door, they tried to smash the glass with a big stone. Looters ransacked the Jewel several times as well as small businesses up and down the street. The crowds have shifted in the last several months… just picking up food a few blocks away can be an ‘adventure’ with thugs harassing people left and right (and in broad daylight).

    I know a decent amount of mid 30 year old’s putting their condos up for sale and moving to the suburbs to more safely start their families. I used to give them shit about it, but completely understand now to be honest.

    Rob, it’s been my experience that with only about 25% of the normal people walking around downtown due to lack of city events, sports, conventions, concerts, and tourists, that it’s actually gotten much more dangerous because the bad guys can now prey on the locals pretty easily. There are just so many fewer people that it’s allowed the baddies to get more brazen.

    It will get better once the people can return. Let’s hope it’s next spring, once there is a vaccine in early 2021.
