The lack of a 2d bathroom is a big downer. No parking is to be expected in OTT. Like it a lot more at ~10% list.
Reminds me of my grandmother’s house…and I’m not sure that’s a good thing.
I love the nearly 90% appreciation in 10 years.
I like the May 1997 price personally. I think eventually Mr. Market will too.

Are factors that influence RE prices better or worse than they were in 1997?
Interest rates: better.
Employment: worse.
RE taxes: worse.
Wages: same.
Hrm…methinks Mr. Market might like the 1997 price at some point in the next few years, but Mr. Market might be going lower.
Its becoming painfully obvious with the volume falling off a cliff that there was a whole lot of RE speculation going on with regard to not only housing, but Chicago proper RE values.
great place, imho. built ins are very nice…finishings seem above average…like the layout…wood burning fireplace i can’t say enough about. i forget how much i love ’em until i’m around a good crackling fire in the winter time.
but the price doesn’t add up when you factor in the negatives…no parking, 1 bath…at $320+/SF it doesn’t compute.

So are dogs, kids and many (most?) men, but each has their boosters.
I own 3 blocks from here and would love it as a comp at $389K, but honestly I would peg the price closer to 300 (or maybe less).
$389K buys a 2/2 with decent outdoor space and a surface spot in this location.

They also take up lots of precious space when you aren’t using it and really how many fires a year do you light even with a gas fireplace? 4-5 tops?

Different if you’re talking new con or as a reno. The space consumed here isn’t exactly amenable to reclaiming.
But it’s all about your lifestyle. Some people I know use their wood burners regularly, and I had a gas fp in a rental that I used basically everyday–gas was included in rent and it was my primary heat source.
I’ll take a wood burning fireplace any day of the week over no fireplace.
