Second and third bedrooms are very small and I’m pretty sure the local school district is a disaster. Also, I would like to know if the two parking spaces are outside and the sq. footage but we don’t all get what we want in life.

Again, I don’t understand the appeal of living in a condo when you can get a sfh just a short distance north for the same price. You’re already far from downtown in Andersonville…may as well move to Sauganash/Edgebrook/Peterson Park and get a sfh.

Not to mention that the primary difference b/t “Sauganash/Edgebrook/Peterson Park” and A’Ville is not the northness of the locale, but the westness–why bother with Sauganash/Edgebrook/Peterson Park when you can live in Elmhurst (which, btw, is further south)?
Besides Russ, I think I’m A’ville’s biggest fan here (like him, I’ve also lived there). But its appreciation means prices are now on par with Lakeview, and there’s no getting around the fact that Lakeview is better situated for just about anyone who doesn’t, say, work in Evanston.
As far as the subject property goes, this one seems like it was a much better deal, even accounting for the parking and a/c:

Andersonville isn’t convenient to the expressway and getting onto Lake Shore Drive is a nightmare around rush hour. You still have to deal with all the headaches of living far from downtown in Andersonville, so why not go somewhere just a little farther out and get a sfh?

Nice small SFH at 1443 Catalpa went for $555 in December. Another couple condos off the top of my head have come and gone (delisted) @500 in the past year.
Sales history for 1449 #2 Summerdale is slightly sketchy: sold at conversion in June ’05 for $460. Sold it to somebody else for $520 in September of that year… is this an old-school bubble 6-mo. flip?
The apartment is in a great location, but it does seem expensive to me. It’s in Trumbull, not Peirce.
LSD commute is not difficult from here, though guaranteed morning seat on express buses and Red Line make it an easy CTA trip too.

Very nice photos! Well-presented by listing agent. I live on this block. The building is very well-kept and somewhat stands out from the nearby rental buildings. The proximity to the Aville shopping/dining is as ideal as you could ever ask. Far enough to not hear commercial activity, close enough to walk effortlessly anywhere in the neighborhood. As for getting on LSD in the morning? It is a very short drive on Foster. The traffic has been unusually bad due to construction on that monstrous Admiral high rise building. It is easy enough to take side streets and bypass Foster. As for Lakeview and the GZ being soooooo much more convenient to downtown etc? Geez! The extra 3-5 minutes you spend going a little further north on LSD is THAT much of an inconvenience? Lastly, I cannot comment on school zones since I don’t have kids, but for some reason I thought this was Senn.

Thanks anon. I know schools are really important to some buyers but I’m glad it’s not a concern for me personally. Someday when I want to sell, however, I might be more concerned about it. Love it here, not planning to move anytime soon.

I’ve done a 180 on Andersonville. Hadn’t been up there in 12-15 years, just remember the Hopleaf and Andies. Been back a few times in the last year, place is bumpin now. Great access to lake and redline, but a pain if you have to drive, particularly west to the expressway.
Last time I ate up there, some Drunk Zombie Hipster bar crawl was going on, people literally covered in fake blood, wearing torn shirts and skinny jeans. My wife thought it was a little weird, but my kids fuggin loved it. Can’t get that type of sophistication up in Kenilworth.
I’m sure this is a solid condo in a great area but it seems pricey. Looking at units in similar type buildings for investment purposes and rental units are definitely an issue with the associations. I wouldn’t be surprised if 3 units in this building are being rented, a 4th would kill financing/resale because of 50% guidelines. Just speculation, but something to consider and investigate before purchase.

This is a beautiful apartment and Andersonville is a great neighborhood. But $479K still feels awfully rich for the place, especially when you consider that it most likely wouldn’t sell above $400K in Lincoln Park or Lakeview.
As some have pointed out, Andersonville’s distance from downtown is a disadvantage, and you also have both a long drive to LSD and a long walk to the Red Line el.
And it’s difficult to believe that any place is going to sell as high as it did in in those crazy days of 2005- we note it sold twice that year, the first time for $460K.
$350K feels about right.
The Metra North Shore line isn’t convenient, either. The nearest stop is at 4800 N Ravenswood and the next stop is in Rogers Park, at Ravenswood and Lunt.
I would also rather live in Lakeview or Lincoln Park for the same price. Foster gets crazy with traffic, but I admit that I don’t know the short cuts. Overall, nearly $500k for this place just doesn’t make sense to me.

I don’t think this place is over priced. Yes, it seems expensive compared to Lakeview/Lincoln Park but again, the folks that buy in A’ville generally don’t give a flip about Lakeview/Lincoln Park. Two totally different demographics. This place is very large and I’d bet it would sell north of $550k in LV/LP. it has three legitimate bedrooms, a full sized real and seperate dining room, huge living room (the living room/sunroom alone is larger than most combo living areas in typical condos). Plus two parking spots and deck. not to mention half a block off the main heart of the A’ville shopping area. It really doesn’t get any better than this in the hood.
The other issue is that AV is supply constrained which helps support prices. There isn’ t much to choose from as the neighborhood is small and the boundaries aren’t real flexible meaning East of broadway is not the same thing, nor is going north of Byrn Mawr or south of say Argyle. I’d be surprised if there are more than a two or three other legitimate comps for this place in A’ville proper.
I live very close to this place and have to laugh at all the comments about how it is a pain to commute to downtown from here. My husband lived near Sheffield/Fullerton before we got married and I can tell you that it took longer to drive to my office from there than it does from our new home in AV, which is, for all intents and purposes, in the same place as this unit. Driving east to LSD in LP and Lakeview is painful no matter how you do it. Yes, Foster gets congested too, but the side streets get you to LSD inside of 5 minutes and once I hit LSD it only takes a few minutes to reach Belmont. The 147 express from Foster and Marine to north Michigan Ave. takes 10 minutes on a good day and has never taken me more than 25 minutes. The redline commute is a few stops longer than the commute from Lakeview, but getting on further north means that I always get a seat so I can relax and get some work done and my commute is no longer a complete waste of time. All things considered, it’s a better commute no matter how you slice it.
That said, I think this condo is overpriced. We recently bought a very spacious 3br (easily converted to 4br) SFH in good shape here for only about 10% more than the asking price on this condo. Our location is pretty comparable in terms of proximity to the heart of AV, lake and El. Only difference is that we are just outside of the boundary for Pierce. (Though we hope to send out daughter there via lottery and as roma pointed out, our prospects look pretty good for now.)
I love Andersonville and it’s true that inventory is limited up here, especially if you want to be east of Clark/near the redline. But still I wouldn’t pay more for a home here than I would in LP or LV (although I’d MUCH rather live in AV). As this thread demonstrates, many Chicagoans underestimate AV as a neighborhood and assume all the schools are bad, so demand is lower. Yes, some homes here sell for a premium but if you are willing to be patient and wait for the right opportunity, you can get a much better deal than this. Definitely shouldn’t sell for more than $400k.

Agree with KP. It’s laughable to complain about Foster… So you are telling me Belmont, Fullerton, Diversey, North etc have faster/better/easier rush hour commutes to/from LSD? I’ve lived all over the northside and Foster has been shorter and easier to navigate to/from than any of those (excepting for currently due to the Admiral construction). Further from downtown… LOL. it’s approximately 2 miles further north than Wrigley/Belmont. That’s nothing but an extra 3-5 minutes driving on LSD. You more than make that up going E/W on Foster compared to any of the LV/GZ east-west streets. Not trying to say Aville is the greatest place in the universe, just the usual CC rants about too far from this or that. I do agree this place is probably a touch overpriced.
Commuting downtown from A’ville may be comparable to LP/LV if you’re driving, but not if you use the Red Line…
You can usually get a seat at Berwyn, not so much Belmont or Fullerton or Addison.
I’ll take a seat over 10 minutes longer on the train.
