This 2-bedroom at 2157 W. Division in the Ukrainian Village came on the market in October 2015.
According to Redfin, the Ukrainian Village is the hottest neighborhood in the entire country.

Redfin’s just-released “Hottest Neighborhoods of 2016″ report, which ranks neighborhoods in 32 cities across the country, shows Ukrainian Village as first in the nation.
The West Loop and East Village ranked second and third hottest neighborhoods in the city.
The calculation was based on page views, searches and other factors measured on Redfin’s website and app during the second half of 2015.
I know we’ve had this debate before, but what, exactly ARE the boundaries of Ukrainian Village? It is a sub-neighborhood of West Town.
I thought it was Damen to the east, Western to the west, Division to the north and Chicago to the south.
Looking at the real estate for sale in that location right now, there aren’t many properties.
The best I could do, where I had a picture, is this modern building which was built in 2007. It’s at the very northern border of the neighborhood.
This was a Studio Dwell Architects and Ranquist development constructed during the boom.
This unit has a southwest exposure with floor to ceiling windows and contemporary finishes.
The kitchen is Arclinea and the unit has luxury finishes including Subzero, Miele, Gaggenau, Durvit and Zuma.
Listed at $610,000, this property has been reduced by $16,000 to $594,000.

A bit pricey to have your balcony facing the emergency room entrance. Plus the rental grade doors do not fit the price range. I am not feeling the open floor plan from bedroom to bathroom, would kind of like a wall or door for privacy when dropping the kids off at the porcelain pool.
also I love windows, but glass bowl living is not ideal only three floors up.

There are commercial grade doors that look just like those, so hard to be certain from the pix, I think.
Still regardless of doors, you still have a lack of one (and wall) in the bathroom.

The Redfin list is kind of silly. And I live in one of the hoods listed.

I doubt this. I think they just had to come up with 10 names that most people nationally haven’t heard of. Otherwise, it wouldn’t look like Redfin was cutting edge.

That Kitchen design is lame. Sink on the opposite side of the island from the cook top? No Thanks.
A few other issues – – looks like the brown stone tub surround wasn’t cleaned regularly by the previous occupant. Don’t know if it is mold, staining or just a bad photo. Also that one sink looks like there is a moisture issue in the corner floor level under the sink – – the trim looks like it has had a lot of water splashed on it or again a cleaning issue. Not to mention the exposed plumbing and modern sink don’t go together – – at least not that particular combo. To each his own.

You need to use a ‘fancy’ trap, not that off the rack regular grade drain.

Anybody been to the kohler museum/factory up in Wisconsin? its a cribchatters wet dream (pun intended).
I am now re-evaluating the kitchen island. I am having a hard time with the placement of the sink, why wouldnt they put it on the side by the cabinet wall? its irking me that the living area would have that as the first thing they see. And why if it is the first thing one would see, the choice would be the Menards discount bin faucet?
The kitchen island is a complete deal-breaker. It’s retarded. I would subtract the cost to totally replace it and then figure out an offer price.
This is a nice place, I like it, I could see myself living here as a newlywed DINK. The island is not ideal, with no lip and odd sink placement. I could even live on Division St. with the lifestyle. The real killer though is the price at $594,000 plus $500 for assessments. I’m sure that’s about what it costs for a sweet condo in the city these days but it’s a bit rich for me.
my grandparents lived in this neighborhood a very long time ago. It wasn’t always as cool as it is now. I remember when my chicago cop dad deemed the neighborhood as too dangerous’ for us kids to tag along when picking up/dropping them off.
I’m talking about the late 60’s – early 70’s. It still seems a little seedy to me; but that can be appealing to a certain type of urban dweller. Or am I wrong and it’s all cleaned up lately?

I have a friend who rents in this building and I found the design to be rather nice. Almost mid century modern in a way – but maybe that was just his decor. The hospital next door is a big negative..This particular hospital is extra ugly and run down looking.
Heh the old bathroom in our rental property looked better than the second bath in that place. No one has gotten rich paying Lincoln Park money for Ukrainian village.

Div’n is cool, has it ‘cleaned up lately’? 35+ years ago @ my wedding a new relative said they’d just dumped their tavern on Augusta due to neighborhood conditions & while they’d basically given it away at least no one else would be killed! Lots of bars in this area & Bucktown fronted for drug dealing back then. The bar space @ 2125 W Div’n was vacant for 40 years after shutting when bar/bldg. owner was killed during a drug related robbery.
Imo the neighborhood east & south of here is now very good and the area to north and west will continue improving in future years. Western Ave between North Ave & Chicago is one of Chicago’s hottest land markets for reasons I don’t understand. I agree with Riz this specific sub area is held back by hospital blocking organic westerly change/ gentrification of Div’n retail, restaurants & bars and imo also by Clemente HS.

some friends who use to live there think Augusta is the North border, not Division.
I’m inclined to agree but also don’t care enough since we’re only talking about a short couple of blocks. It’s not like those who claim Campbell and North Ave is Wicker Park!

600+ for a 2/2, is that where the market is for new construction condos in Chicago now? People were balking at the price for the Eddy condos, which is in the GZ, but to me this seems a bit unreasonable so far west, no?

Were I in a stage of life that a $600k 2/2 in a small building made any sense, I’d rather be here than in Wrigleyville.
Now, the very specific location of this building–across from the hospital–would NOT be my choice, buy west loop, Ukie, Wick/Buck over Clark and Addison all.day.long. (which isn’t to say it’d be my #1 choice)

We have had a somewhat open bathroom in two places. One was in a condo in Bucktown and the other in a really incredible hotel suite. They sure look good but the moisture issue is minor. The sounds and smells from the toilet area are the real drawbacks. Found myself using the spare bathroom more frequently than not.

Anon – similar look in West Loop. Except that now you live over a coalfire type pizza joint and across from the Unreal World house which will eventually become another bar. And in that block was Red Kiva’s interesting crowd and a former place called Market with a really noisy rooftop bar. I’d trade the hospital for those neighbors.

Still think I’d take Leavitt over Wrigleyville for my 2/2 from Grand to the Kennedy.
